Job description

Position Summary

Olson Construction & Remodeling is seeking a detail-oriented and motivated Construction Estimator to join our growing Design-Build team. This position is responsible for preparing accurate cost estimates, developing project budgets, soliciting subcontractor and supplier pricing, and helping clients understand the investment required to bring their projects to life.

The ideal candidate is organized, analytical, and passionate about residential construction. They understand how homes are built, enjoy solving problems, and take pride in producing accurate, well-organized estimates that set projects up for success.


Key Responsibilities

Estimating & Budget Development

  • Prepare conceptual, preliminary, and final construction estimates for residential remodeling, additions, garages, post-frame buildings, and custom homes.
  • Perform material quantity takeoffs from architectural plans.
  • Develop detailed labor, material, equipment, and subcontractor budgets.
  • Review drawings and specifications to identify scope gaps and potential cost impacts.
  • Continuously update estimating databases and unit pricing.

Trade & Supplier Coordination

  • Solicit competitive bids from subcontractors and suppliers.
  • Review proposals for completeness and ensure all project scope is included.
  • Clarify pricing, exclusions, and assumptions with trade partners.
  • Develop and maintain strong relationships with subcontractors and vendors.

Proposal Development

  • Prepare professional client proposals and construction budgets.
  • Assist with scope development during the design process.
  • Work closely with sales consultants, designers, and project managers to refine project pricing.
  • Present pricing options and value engineering recommendations when appropriate.

Project Handoff

  • Prepare detailed estimate summaries and project budgets.
  • Participate in project handoff meetings with the production team.
  • Assist Project Managers with budget questions during construction.
  • Track estimating accuracy and identify opportunities for continuous improvement.

Systems & Organization

  • Maintain estimating templates, pricing databases, and cost histories.
  • Organize bid documents, subcontractor proposals, and project files.
  • Utilize Buildertrend, Excel, Bluebeam, and estimating software efficiently.
  • Help improve estimating processes and company standards.


Qualifications

  • 3+ years of residential construction estimating or project management experience preferred.
  • Strong knowledge of residential construction methods and building systems.
  • Ability to read and interpret architectural, structural, and engineering plans.
  • Excellent math, organizational, and analytical skills.
  • Strong written and verbal communication skills.
  • High attention to detail and accuracy.
  • Valid driver's license.


Preferred Qualifications

  • Experience estimating residential remodeling, additions, and custom homes.
  • Familiarity with Minnesota residential building codes.
  • Experience with Buildertrend, Microsoft Excel, and estimating software.
  • Field construction experience is a strong plus.
  • Associate's or Bachelor's degree in Construction Management or a related field preferred but not required.


Physical Requirements

  • Primarily office-based with occasional jobsite visits.
  • Ability to lift up to 25 pounds.
  • Ability to sit, stand, and work at a computer for extended periods.
  • Ability to walk active construction sites safely when required.
