Floating Leasing Specialist


This position plays a critical role in supporting leasing efforts across multiple communities. This position is responsible for stepping in where support is needed, including lease-ups, high-traffic periods, or new community launches.  The Floating Leasing Specialist will deliver property tours for prospective residents, provide exceptional customer service, and showcase the lifestyle and value of the community. The ideal candidate thrives in a people-centered environment and excels at communicating features that align with prospects' needs. The Floating Leasing Specialist must be highly adaptable, comfortable working in new environments, and willing to travel between properties and relocate temporarily or permanently if business needs require it.

Free rent is provided at an assigned Hillpointe community, subject to policy and position requirements.

Essential Responsibilities

  • Travel to support multiple Hillpointe communities as assigned.
  • Provide leasing coverage during team transitions, lease-ups, or peak leasing periods.
  • Greet prospective residents and conduct engaging property tours.
  • Highlight community features, amenities, and benefits tailored to the prospects.
  • Answer questions and address concerns during tours.
  • Provide timely responses to inquiries.
  • Maintain cleanliness of community tour paths, amenities, and units to ensure positive appearance.
  • Gather prospective resident information and proactively engage and follow-up through phone call, text message, and email communication.
  • Assist in creating a welcoming and professional environment within the community.

Qualifications & Abilities

  • Ability and willingness to travel frequently to multiple properties within the portfolio.
  • Flexibility to relocate temporarily or permanently based on operational needs.
  • Ability to work a flexible schedule, including weekends.
  • Previous experience in leasing, customer service, hospitality, or sales preferred.
  • Strong interpersonal and communication skills, including the ability to engage effectively with diverse individuals.
  • Ability to physically access all community areas.
  • High school diploma or equivalent.
  • Valid driver's license for property operations and local travel (if required).

Physical Requirements 

  • Ability to sit, stand, walk, and move throughout the property for extended periods of time.   
  • Frequent use of hands and fingers to operate office equipment. (computer, keyboard, phone, copier, printer)  
  • Ability to talk and hear both in person and over the phone.  
  • Ability to read, write, and communicate clearly in English.
  • Occasional bending, stooping, kneeling, reaching, and lifting.  
  • Ability to lift and/or move up to 25 pounds (e.g., marketing materials, office supplies, packages).  
  • Ability to walk stairs and tour indoor and outdoor areas, including model units and common areas.  
  • Visual acuity sufficient for reviewing lease documents, computer screens, and property signage. 

Work Environment 

  • Work is primarily performed in a professional leasing office environment.  
  • Regular interaction with prospective residents, current residents, vendors, and team members.  
  • Position requires extended periods of computer use.
