Services, supports, and maintains HVAC equipment within the determined geographical location.
Key Responsibilities:
In this role, you will make an impact in the following ways:
- Maintains safe work habits and actions in all aspects of the daily task; evaluates reactive work for safety issues, plans projects so that safety is key, and reviews preventative work for any unforeseen items that may present safety hurdles.
- Maintains, installs, and operates all equipment and systems related to all building energy systems including boilers, chillers, compressors, cooling towers, and building creature comfort.
- Utilizes software to track, assign, and prioritize reactive, planned, preventative, and predictive maintenance work and building management system.
- Reads and interprets mechanical, electrical, and pneumatic sketches, drawings, schematics, and blueprints.
- Repairs or replaces defective equipment, components, or wiring; reassembles and tests equipment following repairs.
- Tests electrical circuits and components for continuity using electrical test equipment.
- Inspects and tests systems to verify system compliance with plans and specifications and to detect and locate malfunctions.
- Discusses heating/cooling system malfunctions with users to isolate problems or to verify that malfunctions have been corrected.
- Records and reports all faults, deficiencies, and other unusual occurrences; records time and material expended on work orders.
- Orders supplies from various vendors and assists in managing spare parts inventories.
- Works cross-functionally to make repairs within one's capability.
- Performs work in a wide variety of conditions, such as extreme heat, cold, and moisture.
- Maintains housekeeping and safety in work areas.

The criteria for open positions will be based on geographic area seniority. Where more than one employee has the same geographical area seniority date, seniority will be determined by alphabetical rank of their last name, at the time of hiring.

Third round eligible employees must have previous CMI Support Specialist experience OR provide a resume in the MYHR with relevant experience listed for the manager to review prior to POSTING REMOVAL DATE. Candidates must still meet minimum qualifications for the role.
Employees that are bidding on a position outside of their current geographical area MUST submit a resume in MYHR no later than 7:00 am of the POSTING REMOVAL DATE.

Develop strong electrical systems expertise, including troubleshooting, repairing, and maintaining distribution systems, breaker panels, motors, buss bars, and related equipment.
Apply HVAC and mechanical systems knowledge to troubleshoot and maintain boilers, chillers, cooling towers, ventilation systems, air compressors, and heating and cooling equipment.
Use root cause analysis and problem-solving skills to resolve technical issues and prevent recurring failures.
