Position Summary

The HVAC Technician will have primary responsibility for providing daily HVAC support to the Engineering Department that involves the daily operation and maintenance of the chilled water systems, hot water, and associated systems for the Opera House and Lexington Center complex.

This role pays an hourly rate of $18.00-$20.00

About the Venue

Lexington is an active and thriving market, craving an active and welcoming venue for events. The heart of any thriving community is its downtown-and the excitement of events! Rupp Arena at the heart of Lexington, Kentucky, is fast becoming THE must-play venue. The 20,000-seat arena, affectionately referred to by some as "the Cathedral of College Basketball," is home to the National Champion University of Kentucky men's basketball program and has played host to some of the most talented and award-winning musicians/artists in the world, including U2, Paul McCartney, Elton John, Justin Timberlake, Kenny Chesney, Taylor Swift, and many others.

Central Bank Center, attached to Rupp Arena, is the convention side of the venue. With over 99k sf of exhibition space, 24k sf each of meeting and ballroom space, 50k of hospitality space, 10k sf of flexible space, and over 2500 covered and uncovered parking spaces, CBC has hosted large conferences and events, including LexCon, Scarefest, the Home and Garden, and the Boat Shows, to name a few. 

Both venues are additionally joined by the Lexington Opera House in entertaining downtown Lexington. The Opera House showcases Broadway talent through collaborative bookings of Broadway shows, small venue concerts, and local arts. CommonSpirit Health Stage at Gatton Park is a 5,000-capacity outdoor venue located in the center of Lexington. Opening in 2025 From live music and stand-up comedy to unforgettable experiences set against a stunning park backdrop in the center of the city. 

Responsibilities
  • Performs routine operation and maintenance of chilled water systems, hot water and associated systems.
  • Performs preventative maintenance of the chilled water systems, hot water, and associated systems, including cleaning of equipment and equipment rooms.
  • Maintains pumps and motors
  • Routinely services air handler units.
  • Checks and adjusts temperatures.
  • Services, repairs, and replaces parts on cooling towers; starts up and shuts down; and turns free-hanging heaters on and off as needed.
  • Start-up and shut down of the Opera House boilers and chillers.
  • Turns on AC units and parking lot lights and ensures proper building operation through use of the Energy Management System.
  • Checks outside temperatures and maintains above freezing temperature levels in all areas of the building complex.
  • Starts up and shuts down chillers, troubleshoots improper operation, and maintains proper water temperatures and pressures.
  • Services, repairs, replaces parts, and maintains proper operation of all boilers, pumps, piping, and associated components.
  • Disassembles, prepares, and reassembles boilers for inspections.
  • Performs various other duties as needed.
  • Performs rounds every two hours to check equipment rooms and log chillers, boilers, and various other readings on a daily basis. 
  • Submits daily meter readings and logs.
  • Attends training seminars and programs to stay abreast of the latest chilled water systems, hot water and associated systems maintenance procedures, new equipment, etc.
Qualifications
  • 2+ years of experience performing tasks related to chilled water systems, hot water, and associated systems and duties required in the operation of a large building complex. Position open to training. 
  • Must have working knowledge of chilled water systems, hot water and associated systems and equipment
  • Must have good organizational and planning skills with the ability to maintain daily work records.
  • Must have the ability to communicate effectively.
  • Ability to exercise good judgment, diplomacy, courtesy, and tact.
  • The ability to operate a forklift and other service vehicles (pick-up truck, van, etc.)

Physical Requirements

  • Job requires routine standing, walking, stooping, bending, lifting, carrying, pushing, pulling, reaching, handling, speaking, hearing, and visually checking work assignments in progress and those that have been completed.
  • Occasionally must lift and carry heavy objects.
  • Frequently works irregular hours to meet tight deadlines.
