Job description

We are seeking a full-time Senior Regional Property Manager to join our regional office located in Bethesda, Maryland. The Senior Regional Property Manager will be responsible for managing the property operations and maintenance of the Maryland and Virginia portfolio consisting of 30 retail shopping centers totaling approximately 3.5milion square feet and maximizing the portfolio's Net Operating Income.
What You'll Be Doing:
- Use expertise to drive decisions regarding fiscal and physical performance of the portfolio (i.e. reduce open A/R balance, increase income, increase rents, manage operating expenses, analyze troubled tenants and make recommendations, and prepare budgets (operating and capital improvements), monthly and annual financial reports, in accordance with NOI objectives. Work closely with the regional officer and understand the leasing plan for the calendar year. Knowledgeable about market conditions and health of tenants within assigned portfolios.
- Responsible for physical plant by making improvements through capital expenditures that enhance and protect the assets with the object to increasing rents and tenant retention.
- Develop, manage, inspire and motivate property management team to ensure that production goals, accuracy and customer service are optimal. Succession planning by coaching and developing team members' talents. Assist in the creation of individual development plans.
- Foster relationships with tenants and the community. Regularly promote Regency's brand through participation in regional events.
- Oversee tenant improvements. Work closely with the investment team on redevelopment planning and implementation.
Are You Qualified?
Required:
- Bachelor's degree in Business Administration, Finance, Accounting or related field; coupled with a minimum of eight (8) years of property management experience
- Retail property management experience
- Experience managing or supervising a team
- Ability to frequently travel within the Washington DC, Virgina, and Maryland region
- Quantitative and analytical skills
- Knowledge of GAAP, leasing, contracts and industry-related terminology
- Experience in project management, tenant coordination and mitigating risk on property level
- Intermediate level proficiency with current Microsoft Office software (specifically Excel), email and Internet research functionality
Preferred:
- Property management experience overseeing a portfolio of grocery anchored retail centers.
- Working knowledge of JD Edwards or other accounting software
- Understanding of engineering and architectural plans/drawings, as well as permitting procedures
- Real estate license preferred
- CSM or CRX Designation preferred
