Regional Leasing Manager
Job Summary
The Regional Leasing Manager oversees the operations for eight properties totalling 785 units, spread out across six states. The Regional Leasing Manager is responsible for the overall performance of each assigned property, including making sure their property managers are achieving high occupancy, low receivables, compliance with HUD policy, excellent physical upkeep, and spending that is within budget. A Regional Leasing Manager does this work by understanding how to manager their staff effectively; delegating tasks and reviewing output; and problem solving in cases that the site staff needs more direction. Critically, the Regional Leasing Manager trains new property managers on all company operations, and performs ongoing trainings to enhance site staff performance.
  • Duties/Responsibilities:
  • Travel to all regional properties seven days per month, for inspections and in-person support as needed
  • Assist with interviewing, hiring, and onboarding of new property managers
  • Provide on-site property managers with training and career development opportunities
  • Ensure that company KPIs are being met in the realms of occupancy, receivables, compliance, physical upkeep, and spending
  • Fill in for property managers in the event of position vacancy due to separations of employment, vacations, leaves of absence, etc.
  • Help form solutions to problems when a property manager needs direction
  • Assist with tenant conflict resolution that escalates beyond a level that the property manager cannot resolve independently
  • Handle correspondence with HUD, state office, contractor administrators
  • Coordinate with Human Resources/Director of Property Management regarding staff performance issues to determine appropriate progressive disciplinary or targeted training action
  • Conduct annual performance review evaluations for property managers, in coordination with Human Resources/Director of Property Management
  • Approve purchases between $750 to $3,000 by following best practice (ensuring vendor is competitive and capable)
  • Remain up to date on all industry-specific knowledge and required training credentials
  • Oversee property compliance with HUD regulations, LITHC program requirements, and internal Company policies
  • Ensure timely communication with property staff regarding policy/procedure changes, rent increases, compliance requirement changes, etc.
  • Prepare and present property analytics to the Director of Property Management on a monthly basis, including occupancy rates, the average number of days units, A/R in dollars and percent, number of tenant certifications/annual re-certifications complete, and number of completed work orders
  • Provide support and input in the creation and development of company policy regarding onboarding, training, operations, and compliance.
  • Fulfill all other assigned duties as deemed necessary and appropriate
  • Periodically assist with marketing efforts for assigned properties to increase operational performance

  • Certified Occupancy Training Specialist and Fair Housing/industry-specific training/certifications must be up to date at the time of hire or completed as assigned by the HR department.
  • Work Context:
  • Prolonged periods of sitting at a desk and working on a computer.
  • Ability to travel and work off-site frequently.
  • Ability to work remotely – via mobile phone and laptop PC – as needed.
