Job description

YouTube Producer & Channel Growth Manager
Location: Houston, Texas
Employment type: Full-time, primarily in-office
Travel: Occasional travel to RockStep properties and events
The Opportunity
RockStep Capital is looking for a hands-on YouTube producer who can help turn The Shopping Center Channel into the leading source of smart, useful content about shopping centers and retail real estate.
The role combines hands-on production with channel strategy. You will find strong topics, develop scripts, produce shoots, edit long-form videos, create Shorts, design thumbnails, publish content, study performance, and use what you learn to make the next video better.
Our primary format features RockStep founder and president Andy Weiner and other subject matter experts sharing their experience on camera. Much of the footage starts with a subject at a desk using a teleprompter. Your job is to turn that footage into a video people want to click and keep watching through strong storytelling, pacing, B-roll, graphics, sound, and visual variety.
You will have room to test ideas and improve the channel. We want someone who understands that a polished video can still fail if the topic, title, thumbnail, or opening hook is weak.
About RockStep Capital
Since 1997, RockStep Capital has built or acquired more than 10 million square feet of shopping centers across 11 states. We invest in all forms of retail real estate, including enclosed malls, and use a retailer's perspective to create places that matter to their communities.
The Shopping Center Channel helps investors, retailers, economic-development leaders, and other curious viewers better understand retail real estate. Topics include shopping-center investing, mall redevelopment, retailer strategy, consumer behavior, small-town economics, and the history and future of American retail.

What You Will Own
Channel Strategy and Growth
  • Build and manage a practical content plan for The Shopping Center Channel.
  • Research topics with strong audience potential while keeping the content grounded in RockStep's real experience.
  • Develop titles and thumbnail concepts before production, not as an afterthought.
  • Track click-through rate, audience retention, watch time, returning viewers, subscriber growth, traffic sources, and other useful channel signals.
  • Run disciplined experiments with topics, titles, thumbnails, hooks, formats, and video length.
  • Turn analytics into specific changes for future videos.
  • Maintain a consistent publishing calendar without sacrificing quality.
Pre-Production and Scripting
  • Work with RockStep's marketing team, Lance Pederson, Andy Weiner, and other subject matter experts to develop video ideas.
  • Use ChatGPT, Claude, and other research tools to create outlines, first drafts, interview questions, and teleprompter-ready scripts.
  • Fact-check scripts and preserve the speaker's natural voice, point of view, and expertise.
  • Plan B-roll, graphics, examples, and visual transitions before the shoot.
  • Prepare the set, teleprompter, lighting, audio, camera, and talent so recording sessions run efficiently.

Production
  • Direct and film executives, team members, guests, property staff, and interview subjects.
  • Make people comfortable on camera and coach them toward clear, natural delivery.
  • Set up and operate cameras, microphones, teleprompters, lighting, and related production equipment.
  • Create professional results with a two-light setup or a single light when space and time are limited.
  • Capture original B-roll when useful and source licensed footage, images, and other assets that strengthen the story.
  • Film in the Houston office and occasionally at RockStep properties, conferences, or other locations.
Editing, Packaging, and Publishing
  • Edit compelling long-form YouTube videos with strong pacing, clean audio, accurate color, B-roll, graphics, and motion where it helps the story.
  • Create Shorts and other clips from long-form videos, interviews, podcasts, presentations, and RockStep's existing content library.
  • Design clear, high-contrast thumbnails that create curiosity without misleading the viewer.
  • Write and refine titles, descriptions, chapters, end screens, cards, playlists, and other publishing elements.
  • Upload, schedule, organize, and quality-check every video.
  • Keep project files, footage, graphics, templates, and finished assets organized and easy for the team to find.
  • Maintain RockStep's cameras, audio gear, lighting, teleprompter, storage, and production software.
Other RockStep Video Needs
The Shopping Center Channel is the first priority. As capacity allows, you may also produce:
  • Investor and property videos
  • Podcast and event clips
  • Paid and organic social videos
  • Sales and fundraising videos
  • Training and internal communications
What Success Looks Like
The measure of this job is whether the right audience grows and keeps watching.
Success in this role includes:
  • Publishing one strong long-form YouTube video each week.
  • Producing multiple useful Shorts from long-form and existing content.
  • Improving topic selection, titles, thumbnails, opening hooks, and viewer retention through regular testing.
  • Increasing qualified views, watch time, returning viewers, and subscribers over time.
  • Building a repeatable workflow that takes each video from idea through performance review.
  • Helping RockStep identify the topics and formats that earn attention and build trust with investors and the retail real estate community.
  • Delivering secondary video projects without allowing them to displace the channel's core publishing cadence.
What You Bring
  • A portfolio that shows strong shooting, editing, visual storytelling, and YouTube packaging.
  • Hands-on experience producing long-form YouTube videos and short-form clips.
  • Evidence that your work helped a channel grow. Be prepared to explain the starting point, what you changed, and what happened.
  • Strong thumbnail instincts and working knowledge of composition, contrast, typography, facial expression, and visual hierarchy.
  • The ability to read YouTube analytics and turn the numbers into useful editorial decisions.
  • Strong scripting and story-development skills, including experience using AI tools as part of a real production workflow.
  • Sound judgment about B-roll, pacing, music, graphics, and pattern interruptions.
  • A working knowledge of lighting, camera composition, teleprompter production, color correction, audio capture, and audio cleanup.
  • Proficiency with DaVinci Resolve, Adobe Premiere Pro, Final Cut Pro, or another professional editing platform.
  • Experience with tools such as Descript, Shutter Encoder, Opus Clip, Canva, Photoshop, or comparable software.
  • Strong organization and project-management habits.
  • Clear communication, sound judgment, and the confidence to recommend a better idea when a proposed topic or format is unlikely to work.
  • A self-directed working style. You can take ownership, meet deadlines, receive feedback, and keep improving without waiting for detailed instructions.
Nice To Have
  • Experience in commercial real estate, investing, finance, business education, or documentary-style content.
  • Motion graphics or animation skills.
  • Experience filming executives or other subject matter experts.
  • Familiarity with YouTube thumbnail and title testing.
  • Experience managing a large library of video assets.
How to Apply
Please include:
  • Your resume.
  • A link to your portfolio or reel.
  • Two or three YouTube videos for which you personally handled a meaningful part of the strategy, production, editing, or packaging.
  • Thumbnail examples.
  • A short explanation of one channel or video series you helped grow, including the problem you saw, what you changed, and the result.
  • A brief note explaining why The Shopping Center Channel interests you.

The strongest applicants will show what they personally owned, what the numbers revealed, and how they responded.
