Position Summary

The Regional Vice President (RVP) is responsible for leading regional operations to achieve operational excellence and financial success across a portfolio of properties. This role requires a strategic leader who can drive performance, manage client relationships, and oversee financial stewardship to align with corporate objectives.

Responsibilities
  • Lead Regional Managers and on-site teams to meet performance benchmarks and operational standards. Conduct site visits to assess property conditions, initiative implementations, and ensure execution of clients' business plans.
  • Streamline processes and enforce operational expectations. Review current practices to ensure adherence to company policies.
  • Act as the secondary client liaison, conducting reviews and client discussions a minimum of once per month to discuss financial performance and asset strategies. Address concerns and provide recommendations as needed.
  • Participate in client visits and operations calls, focusing on underperforming assets to deliver actionable solutions and maintain strong relationships.
  • Lead weekly meetings with direct reports, focusing on strategic goals and performance issues. Implement training programs to enhance team skills and ensure LMS compliance.
  • Set and review goals for direct reports, promoting their professional growth and high performance.
  • Oversee portfolio financial health, aligning rental income with budget expectations and ensuring annual increases and concessions are managed properly. Regularly review performance using Tableau reports and client analytics. Conduct formal monthly financial reviews with clients and document in Salesforce.
  • Approve financial transactions, including rent rates and expenditures, ensuring they meet budgetary goals. Manage cash flow and funding requests, especially for distressed assets.
  • Ensure compliance with procurement policies and financial practices. Approve purchase orders and service agreements, and review incident reports to manage risks effectively.
  • Collaborate with risk management teams to address and mitigate potential issues and ensure the client is informed properly and timely.
  • Oversee properties rental income and ensure that it aligns with market and budget targets.
  • Provide oversight and backup to property level administration for things such as service agreements, various approvals and application processing.
  • Conduct monthly meetings with HR, Marketing, Performance, Talent Management, Capital Management and Facilities teams to ensure alignment and address operational challenges
  • Work with Capital Management and Facilities to ensure capital projects are on time and within budget. Assist in coordination of weekly communication and project trackers and updates to the client and onsite team.
  • Assist with the development of new business analysis and pitches and the transition of communities in coordination with the transition team.
Education and Experience
  • Bachelor's degree in business administration, real estate management or a related field experience may substitute for education
  • 5 years in property management leadership, with at least 4 years in multi-site leadership
  • 3rd party management experience
  • Business Development experience preferred
  • Knowledge of the property management industry, respective markets and industry competitors
  • Knowledge of budgeting, financial reporting, variance analysis, and financial forecasting
  • Skilled in organization with the ability to prioritize tasks, manage time effectively, and handle multiple projects simultaneously.
  • Skilled in customer service with a strong focus on understanding and meeting customer needs
  • Skilled in Microsoft applications
  • Skilled in Property Management Software such as Yardi, RealPage and Entrada and Revenue Management software such as LRO, AIRM and Yieldstar
  • Ability to communicate effectively verbally and in writing
  • Ability to identify issues and develop effective solutions
  • Ability to build, lead and motivate large teams
  • Ability to identify, recruit and retain top talent
  • Ability to think strategically, drive operational efficiency, and manage complex portfolios effectively.
  • Ability to proactively identify opportunities for improvement and drives projects forward
  • Ability to make informed decisions by analyzing market trends, financial data, and operational performance.
Qualifications

Physical Requirements:

  • May be required to sit or stand for extended periods of time
  • Must be able to read documents, computer screens and data
  • Must be able to hear and understand verbal communications in person and over the phone or computer
  • May occasionally be required to lift or carry items such as files or office supplies weighing up to 15 pounds
  • Must be able to operate a computer, keyboard, mouse and other office equipment

Work Environment:

  • This role is based out of our Chicago regional office and will be required to travel to visit sites 
  • The office is an open setting which may include bright lights, constant noises and distractions

Compensation

The anticipated pay range for this position is $175,000-185,000 annually plus bonuses and a generous benefit plan.
