Job description

VP OF OPERATIONS & ASSET PERFORMANCE

THE ROLE

By the Sea Resorts is hiring a Vice President of Operations & Asset Performance to execute disciplined operational improvements that drive measurable Guest Satisfaction Score (GSS) improvement across a Panama City Beach hospitality portfolio within operating margin constraints.

Guest Satisfaction Score dictates search placement in distribution, franchise fee structure and promotion priority, selection in AI queries, direct-booking potential, buyer valuation, and pricing power. You own the field execution and accountability for lifting it.

We've identified four operational focus areas driving GSS performance: housekeeping consistency, maintenance, front-desk service recovery, and critical equipment condition. Your job: execute the upgrading of these functions flawlessly, track outcomes, and hold teams accountable.

WHAT YOU'LL DELIVER

  1. Execute Prioritized GSS Improvement Initiatives
Deploy improvements. Report on initiative impact and adjust tactics based on results. Maintain operating margin discipline: no scope creep or gold-plating.
  2. Drive Preventative Maintenance Discipline.  Implement maintenance protocols and audit rhythms that prevent guest-impact incidents.
  3. Develop CapEx Planning
Aligned to operational priorities and ownership return expectations.
  4. Strengthen Housekeeping Execution
Implement assigned performance standards and audit rhythm. Tie labor models to occupancy and service expectations. Reduce variance in guest-perceived cleanliness.
  5. Improve Front-Desk Service Recovery
Implement assigned escalation and resolution protocols. Hold GMs accountable to standard.
  6. Drive GM Accountability
Monthly reviews centered on GSS trend, operational priorities, and corrective actions in flight. Connect execution to outcomes.
  7. Support Capital Projects
Partner on renovation scope control, contractor accountability, and budget discipline. Ensure sequencing supports GSS recovery.

HOW YOU'LL BE MEASURED

  • Guest Satisfaction Score improvement by property
  • Category-specific GSS lift (housekeeping, maintenance, service recovery trending up)
  • Operating margin held or improved
  • Initiative execution speed and on-time completion
  • GM accountability cadence and action-item closure
  • Field presence and leadership credibility with teams and contractors

WHO WE'RE LOOKING FOR

A disciplined executor who thrives on clear accountability. You bring:

  • Strong operational experience across housekeeping, engineering, and front office
  • Demonstrated ability to improve operational margins and guest satisfaction simultaneously
  • Financial discipline: you understand operating margin, labor economics, and ROI
  • Leadership presence: GMs respect you, contractors take you seriously, you enforce standards
  • Comfort with clear metrics and monthly outcome tracking
  • Obsession with execution quality and follow-through

QUALIFICATIONS

Required:

  • 10+ years in multi-property hotel operations with increasing leadership scope
  • Demonstrated ability to improve guest satisfaction and operating margins simultaneously
  • Hands-on operational experience across housekeeping, engineering, and front office
  • P&L fluency: budgeting, forecasting, labor management, variance analysis
  • Field-forward presence: regular property visits, visible leadership, accountability for outcomes

Preferred:

  • Renovation and capital project oversight experience (major plus)
  • Engineering operations or engineering leadership background (major plus)
  • Housekeeping leadership or housekeeping operations expertise (major plus)
  • Multi-brand portfolio experience
  • Turnaround experience stabilizing underperforming properties or departments

WORKING STYLE / EXPECTATIONS

Field-forward and execution-focused. You're in the properties regularly, executing assigned initiatives, and tracking outcomes against monthly targets. Clear operating cadence: monthly GSS tracking by property and category, monthly GM reviews, quarterly performance reviews with ownership. You collaborate where appropriate and enforce standards decisively. You own execution quality and report transparently on progress, blockers, and results.
