Location: Kent Campus Hospital, Dover Delaware
Status: Full Time 80 Hours Biweekly

SALARY RANGE: 29.76 - 46.12HOURLY
General Summary:
This position works under the direction of the Plant Operations Manager to schedule, monitor, and ensure that all activities related to the regulatory requirements are completed on time and documented appropriately. This position is responsible for managing the Computerized Maintenance Management System (CMMS), establishing schedules and tasks for preventative maintenance (PM) and demand work order (WO) requests, and training departmental staff on the procedures and use of this system. At the direction of the manager, this position will also work within the department to provide staff training on departmental process, safety, life safety, and other areas as assigned. This position will be utilized to conduct audits of departmental work activities and the processing of in-house permits to ensure compliance with departmental expectations.
This position may also be required to perform general maintenance and repair activities as required. This position may be required to work alternate shifts depending on staffing levels, projects, training requirements, and emergent situations.
Responsibilities:
1. Site CMMS owner and resident expert for equipment, work order and CMMS software.
2. Responsible for developing and maintaining all CMMS planning tasks: a. Creates monthly, annual and multi-year maintenance schedules which comply with Authority Having Jurisdiction (AHJ), State and Federal guidelines. b. Develops and reviews equipment "Risk Assessments" based on established Bayhealth policies. c. Scopes and schedules maintenance and repair tasks to ensure maximum productivity. d. Ensures all major equipment is identified with a designated tag. e. Provides equipment / WO / PM records and documents as requested by AHJ, State and Federal agencies. f. Coordinates CMMS database updates and maintenance with Bayhealth I.S., and vendor. g. Provides reports as needed by departmental leadership to ensure compliance with WO and PM goals and objectives.
3. Leads all facility document review for Joint Commission, Centers for Medicare & Medicaid Services (CMS), and other state agencies.
4. Collaborate with departmental leadership to develop and implement staff training and in-services related to safety and regulatory compliance.
5. Develops and manages supporting work plans and procedures to maintain all facility permits and licenses to operate required by Delaware Department of Natural Resources and Environmental Control (DNREC), Federal, County, City and other AHJs.
6. Maintains department policies, procedures, and other relevant documents, making sure they are organized and readily accessible for review.
7. Position requires some local travel for training, coordination, and related activities.
8. Follows all department safe work practices and procedures including use of PPE when required.
9. Completes and follows all departmental and organizational permits pertaining to the environment of care and safety. (Infection Control Risk Assessment (ICRA), Lockout/Tagout (LOTO), Utility Shutdown, Etc.)
10. This role is deemed essential and requires participation in emergencies that are related to weather and facility occurrences. Some activities may include but are not limited to snow removal, storm preparation, and utility outages. The individual may be utilized to support other departments during an emergency.
11. All other duties as assigned within the scope and range of job responsibilities.
Required Education, Credential(s) and Experience:
  • Education:
    Associate Degree; Related field
    In lieu of Associate Degree four (4) additional years' experience in related field
  • Credential(s):
  • Driver License
    Driving Record Required.
    Due to insurance carrier requirements all staff members must be at least 21 years of age with a current class D driver's license with no more than 2 moving violations or accidents in the past 3 years
  • Experience:
    Required: Three (3) years of experience using a maintenance software program and four (4) years in performing maintenance in an industrial plant or facility setting.
    Preferred: Five (5) years' field experience in a Facility/Building Maintenance Planner role. Three (3) years of project management experience with an emphasis on creating a job scope and budget development.
