Job description

The Multi-Site Maintenance Manager for Shadow Hill Apartments & Townhomes and Tall Timber Apartments is responsible for overseeing all maintenance and service operations at the property level to ensure assets are maintained in a safe, compliant, and efficient manner. This role provides leadership to the maintenance team, executes preventative maintenance programs, responds to service requests and emergencies, and ensures compliance with life-safety, regulatory, and company standards. The Maintenance Manager partners closely with Operations leadership to protect property value, control costs, and support resident satisfaction.

Maintenance and Service Operations
  • Oversee daily maintenance operations for residential units, common areas, and building systems
  • Ensure timely response to service requests, unit turns, inspections, and emergency repairs
  • Maintain building systems including HVAC, plumbing, electrical, life-safety, and mechanical equipment
  • Ensure proper scheduling, documentation and close-out of all service requests, unit turns and inspections.
Preventative Maintenance
  • Plan, schedule, and execute preventative maintenance (PM) programs in accordance with company policy
  • Order, organize, and manage materials and equipment required for PM activities
  • Ensure all PM inspections are completed, documented, and closed out in the designated maintenance management system
  • Identify potential issues during PMs and initiate corrective actions to prevent failures
Compliance and Risk Management
  • Ensure compliance with all life-safety standards, codes, and regulatory requirements
  • Verify that smoke detectors, CO detectors, fire stops, and other safety devices are properly installed and functioning
  • Identify and report mold-related growth (AMG), leaks, and other high-risk conditions immediately
  • Maintain a safe working environment and enforce safety protocols and PPE requirements
Team Leadership and Training
  • Supervise, train, and develop maintenance technicians and service staff
  • Set performance expectations and ensure accountability within the service team
  • Conduct regular safety meetings and technical training
  • Promote a culture of professionalism, teamwork, and continuous improvement
Vendor and Inventory Management
  • Coordinate and oversee vendor work in accordance with company standards
  • Ensure vendors comply with safety, quality, and insurance requirements
  • Manage inventory, storage, and organization of maintenance supplies
  • Adhere to budgetary guidelines and purchasing policies
Resident and Stakeholder Communication
  • Coordinate resident notifications related to preventative maintenance and service activities
  • Communicate effectively with property management, regional leadership, and residents regarding maintenance issues
  • Support resident satisfaction by ensuring high-quality service delivery
QualificationsEducation and Experience
  • High school diploma or equivalent (technical certification preferred)
  • 5+ years of maintenance or facilities experience, preferably in multifamily or property management
  • 2+ years of supervisory or leadership experience
  • Strong working knowledge of HVAC, plumbing, electrical, and life-safety systems
Certifications
  • EPA Universal Certification required
  • CPO (Certified Pool Operator) strongly preferred
  • OSHA 10 (Preferred)
  • Ability to clearly document work and use maintenance management software
  • Proficient in Microsoft Office
  • Experience using mobile maintenance or inspection applications
  • Strong leadership, communication, and coaching skills.
  • Valid driver's license and reliable transportation
Physical Requirements
  • Ability to lift up to 50 pounds
  • Ability to climb ladders, access mechanical spaces, and work in varying weather conditions
  • Ability to respond to after-hours emergencies as required
