Who we need

Reporting to the Director, Valuation Advisory, we are hiring a Real Estate Debt Valuation Analyst to join Altus Group's valuation team in Irvine. As our new Real Estate Debt Valuation Analyst, you will support debt valuation, appraisal review, and appraisal management across a range of commercial real estate assets. You will analyze property and loan information, build valuation models, research markets and comparable transactions, review loan and appraisal documents, and support client workflows while developing a strong foundation in real estate debt valuation and capital markets.

This is a remote full time role open to candidates anywhere in the United States

What's in it for you

Build specialized real estate expertise. You will develop a strong foundation in debt valuation, appraisal, property-level underwriting, and commercial real estate analysis. You will work with institutional commercial property investors and debt funds, gaining exposure to how property performance, loan structures, and market conditions influence debt value.

Develop valuable technical skills. You will build your capabilities in discounted cash flow modelling, Excel, ARGUS Enterprise, market research, financial analysis, and loan-document review. Through structured onboarding and professional development, you will also work toward ARGUS certification and develop your understanding of appraisal principles, USPAP, and due diligence.

Gain exposure to capital markets. You will learn how interest rates, Treasury movements, loan spreads, Federal Reserve decisions, and broader capital markets conditions influence commercial real estate debt. Working alongside the debt team, you will build a broader understanding of how market dynamics affect valuation and lending decisions.

Grow through hands-on learning. You will work on real deals while developing your analytical judgment and learning from experienced professionals. The role gives you the opportunity to progressively take on more responsibility across valuation, appraisal management, client workflows, and capital markets analysis as your knowledge grows.

As our new Real Estate Debt Valuation Analyst, you will:

  • Analyze. You will gather and analyze property, market, and submarket information to support debt valuation and appraisal activities. You will research comparable sales, assess underlying collateral performance, and develop reasonable valuation assumptions for each assignment.

  • Build. You will prepare discounted cash flow models primarily in Excel and develop your familiarity with ARGUS Enterprise for underlying collateral valuations. You will use rent rolls, operating statements, tenant sales, and other financial information to understand the risks affecting commercial real estate and overall debt valuation.

  • Review. You will review loan documents, including investment committee memos, loan agreements, and promissory notes, as well as external third-party appraisal reports. You will identify relevant information and incorporate property-specific adjustments based on collateral performance and business plan execution.

  • Coordinate. You will support the client workflow by coordinating asset management calls, reviewing lender packages and asset summaries, and managing additional information requests. You will help keep assignments organized and moving forward while communicating proactively with clients and internal stakeholders.

  • Understand the market. You will use research resources, including Bloomberg, to monitor capital markets developments and understand how Federal Reserve decisions, Treasury rate movements, and loan spread changes influence commercial real estate debt.

  • Develop. You will complete structured onboarding and professional development training, including business practices and ethics, USPAP and basic appraisal principles and procedures, and ARGUS certification. You will continue building your understanding of due diligence and the broader commercial real estate investment process.

You bring:

  • The analytical foundation. You bring an interest in commercial real estate, finance, valuation, or a related area, along with the ability to work with financial and market information. You are comfortable learning new concepts and applying analytical thinking to understand how property performance and loan structures influence valuation.

  • The technical skills. You are proficient with Microsoft Excel, including tools such as VLOOKUPs, INDEX/MATCH, and pivot tables. Exposure to ARGUS Enterprise is an asset, and you are interested in developing your modelling and valuation capabilities through hands-on experience.

  • The attention to detail. You take care with financial information, documentation, and analysis. You can review detailed information, identify relevant data, and apply sound judgment when working through valuation assumptions and supporting materials.

  • The communication skills. You can communicate clearly and proactively, including flagging when you need support or when a deliverable may be delayed. You bring exposure to business writing and can work effectively with both internal team members and clients.

  • The way you work. You can take ownership of your work while knowing when to ask questions and collaborate with others. You are comfortable working independently and as part of a team in a professional or academic setting.
