Job description

JOB SUMMARY: Maintains grounds of property and light maintenance tasks as assigned.
ESSENTIAL DUTIES AND RESPONSIBILITIES include the following but are not limited to the job specifications contained herein. Additional duties or job functions may be required as deemed necessary by supervisory personnel.
  • Cleans grounds and removes litter, pet waste, graffiti, trip hazards, miscellaneous debris.
  • Spreads salt/ ice melt on public passageways to prevent ice buildup during inclement weather, clears leaves and debris from catch basins and drains during heavy rains.
  • Responsible for daily upkeep of the property buildings and grounds which includes cleaning and removing of trash, cobwebs, cigarette butts, stains, spills and all foreign material.
  • Responsible for the care, maintenance and inventory of all supplies and equipment owned by the property and/or the management company, in cooperation with Maintenance Supervisor and Community Manager.
  • Responsible for reporting unusual or extraordinary circumstances regarding the property or residents.
  • Responsible for maintaining the required property uniform and ensuring a professional appearance and attitude at all times.
  • Responsible for courteous, efficient response at all times.
  • Be aware of and operate within OSHA (Occupational Safety & Health Act) standards and company safety policies at all times.
  • Responsible for thorough knowledge of management company policies and property community policies.
  • Responsible for seeking educational opportunities and self-improvement for personal growth and development.
  • Any other tasks as assigned by Quantum Residential.

SUPERVISORY RESPONSIBILITIES: This job has no supervisory responsibilities.

EDUCATION AND/OR EXPERIENCE:
  • High school diploma or general education degree (GED)
  • or up to one-month related experience and/or training
  • or equivalent combination of education and experience.

OFFICE EXPERIENCE: Proficient in MS Office, particularly email (both the desktop version and web based), word, and excel; knowledge of office management systems and procedures, excellent time management skills, ability to multi-task and prioritize work. Attention to details and problem-solving skills.
LANGUAGE SKILLS: Ability to read and interpret documents such as emails, utility billings, financial documents, instructional documents, rental agreements, and procedure manuals.
MATHEMATICAL SKILLS: Ability to calculate figures and amounts such as discounts, interest, commissions, proportions, percentages.
REASONING ABILITY: Ability to add and subtract numbers and to multiply and divide with 10's and 100's. Ability to perform these operations using units of American money and weight measurement, volume, and distance.
