PROJECT MANAGER

Position Summary

The Project Manager is responsible for leading the planning, design, permitting, and execution of civil engineering projects from concept through construction. This role serves as the primary point of contact for clients and oversees project teams to ensure successful delivery of commercial, residential, industrial, institutional, and mixed-use developments throughout the Southeastern United States.

The Project Manager is accountable for project quality, schedules, budgets, client satisfaction, and team performance while supporting the firm's growth through strong client relationships and business development efforts.

Essential Duties and Responsibilities

Project Management & Client Leadership

  • Serve as the primary client contact for assigned projects.
  • Manage multiple projects simultaneously from due diligence through construction completion.
  • Develop project scopes, schedules, budgets, and work plans.
  • Monitor project financial performance, including budgets, labor utilization, invoicing, and profitability.
  • Lead project meetings with clients, municipalities, regulatory agencies, contractors, and consultants.
  • Ensure projects are delivered on schedule, within budget, and in accordance with client expectations.
  • Identify and proactively manage project risks and opportunities.

Engineering Oversight

  • Direct the preparation of civil engineering plans and specifications, including:
    • Site layout and feasibility studies
    • Grading and drainage design
    • Stormwater management systems
    • Utility infrastructure design
    • Erosion and sediment control plans
    • Roadway and parking facility design
  • Review engineering calculations, reports, and construction documents for technical accuracy and completeness.
  • Ensure compliance with local, state, and federal regulations.
  • Provide technical guidance to engineering staff throughout project development.

Permitting & Regulatory Coordination

  • Lead permitting efforts with municipalities, counties, utility providers, and state regulatory agencies.
  • Coordinate responses to review comments and approval conditions.
  • Maintain working knowledge of development regulations and permitting requirements throughout the Southeastern United States.
  • Support entitlement and zoning efforts as needed.

Team Leadership & Staff Development

  • Manage and mentor Project Engineers, EITs, CAD designers, and technical staff.
  • Delegate project responsibilities and monitor team performance.
  • Conduct quality assurance and quality control reviews.
  • Assist with recruiting, training, and professional development initiatives.
  • Foster a collaborative and accountable team environment.

Construction Administration

  • Provide oversight during construction and assist clients with project implementation.
  • Review Requests for Information (RFIs), submittals, and design modifications.
  • Coordinate with contractors and construction managers to resolve field issues.
  • Conduct site visits and monitor construction progress as needed.
  • Assist with project closeout and record drawing review.

Business Development

  • Develop and maintain strong relationships with developers, architects, contractors, municipal officials, and other industry partners.
  • Participate in networking events, industry organizations, and professional associations.
  • Assist in preparing proposals, qualifications packages, and fee estimates.
  • Identify opportunities for repeat work and new client development.
  • Support strategic growth initiatives throughout the Southeast.

Required Qualifications

  • Bachelor's degree in Civil Engineering from an accredited university.
  • Professional Engineer (PE) license required.
  • 5+ years of experience in civil engineering and land development.
  • Demonstrated experience managing site development projects from concept through construction.
  • Strong knowledge of:
    • Site grading and drainage design
    • Stormwater management systems
    • Utility infrastructure design
    • Erosion and sediment control requirements
    • Local land development regulations
  • Experience managing project budgets, schedules, and client relationships.
  • Proficiency with:
    • AutoCAD Civil 3D
    • Microsoft Office Suite
    • Hydrologic and hydraulic modeling software
  • Strong leadership, organizational, and communication skills.

Preferred Qualifications

  • Experience managing projects throughout North Carolina, South Carolina, Georgia, Tennessee, Florida, Alabama, or other Southeastern states.
  • Existing relationships with developers, municipalities, architects, contractors, and regulatory agencies.
  • Experience supervising engineering and technical staff.
  • Familiarity with software such as Hydraflow, HEC-RAS, ICPR, WaterCAD, GIS, or similar applications.
  • Proven track record of successful project delivery and client retention.

Physical Requirements

  • Ability to perform site visits and field inspections on active construction sites.
  • Ability to traverse uneven terrain and construction areas.
  • Ability to travel periodically throughout the Southeastern United States.
  • Ability to lift and carry field equipment and materials up to 25 pounds occasionally.
