Job description

Senior Property Accountant

Altum Digital Infrastructure

Phoenix, AZ Full-Time Onsite

Reports to: CFO

$90,000 – $110,000 salary, DOE

Performance based bonus

Hybrid: 4-days in office, 1-day work from home

ABOUT THE ROLE

Altum Digital Infrastructure is a privately held wholesale and retail colocation data center owner and operator. With seven facilities across the U.S. and a secured expansion plan already underway, we are in a period of meaningful growth.

Our finance team is small and senior. You will work directly with the CFO and have clear visibility into the business — ownership reporting and a live construction project. There are no layers between you and the work.

We are looking for an accountant who takes ownership seriously — someone for whom accuracy is a standard, not a checkbox. The work is recurring, technical, and consequential. You will know exactly what you own and have the tools and access to do it well.

RESPONSIBILITIES

Full-Cycle Accounting & Monthly Close

• Own the month-end close and prepare complete monthly, quarterly, and annual financial statements — P&L, balance sheet, and cash flow

• Maintain close schedules including recurring journal entries, bank reconciliations, fixed assets, prepaids, straight-line rent, depreciation/amortization, and accruals

• Review revenue and expense entries, invoices, and other accounting documents for accuracy and proper coding

• Reconcile balance sheet activity with adequate supporting documentation; maintain books and records in compliance with GAAP

Accounts Payable & Receivable

• Process AP end to end — manage vendor payments, disbursement controls, and aging; Ramp integration with NetSuite for corporate card transactions and expense coding, reducing manual entry lift

• Invoice all rents and other amounts due under tenant leases; manage AR collections, delinquency tracking, and cash application

Cash Management & Treasury

• Maintain bank account records and reconciliations across all entity accounts

• Manage, reconcile, and report on cash balances and cash equivalents

• Coordinate payment of approved expenses including debt service, taxes, and assessments subject to available funds

Lease & CAM Accounting Administration

• Administer tenant leases in NetSuite/NetLessor — ensure accuracy of lease information for timely billing, and maintain records for straight-line rent and NNN or Gross Modified leases

• Maintain monthly CAM files for each property; perform annual CAM reconciliations, real estate tax billings, and insurance true ups; assemble detailed backup documentation for tenant review

• Partner closely with the Senior Project Manager on billing accuracy; serve as the accounting point of contact for lease-related questions and timing

CapEx, Fixed Assets & Expansion

• Maintain the fixed asset details including additions, dispositions, depreciation/amortization, and CIP tracking

• Apply strong working knowledge of CapEx vs. OpEx, capitalization timing and depreciation

• Manage accounting for active construction expansion projects from inception through close-out

• Support lender draw requests

• Partner closely with the Data Center Manager on project cost tracking, invoice coding, and capitalization timing; serve as the accounting point of contact for CapEx activity across facilities

Budgeting & Financial Reporting

• Support the CFO in compiling data for corporate and property level budgets

• Provide monthly variance analysis comparing actuals to budget with clear explanations of significant drivers

• Prepare quarterly rent roll reports as required by ownership and lenders

• Prepare accurate financial reports for management and external stakeholders; deliver results in writing with clear supporting documentation

Audit, Tax & Compliance

• Prepare audit work papers and serve as the day-to-day support contact for the annual external audit

• Support tax return preparation coordinated with external tax firm

• Manage local tax filings including transaction privilege tax and personal property taxes in Arizona, as well as real property tax across seven states.

• Ensure all books, records, and documentation are always audit-ready

QUALIFICATIONS

• Bachelor’s degree in accounting or finance required; CPA or progress toward CPA a plus

• 4–5+ years of property or real estate accounting experience; commercial portfolio experience preferred

• Strong working knowledge of CAM reconciliations, straight-line rent, NNN and gross modified leases, fixed assets, and tenant billings

• Demonstrated experience with CapEx/OpEx accounting, CIP tracking, and capital project accounting

• Hands-on AP processing experience required; familiarity with treasury and cash management workflows

• Advanced Microsoft Excel skills (Pivot Tables, VLOOKUPs)

• NetSuite experience strongly preferred; NetLessor or comparable lease accounting module a plus

• Familiarity with Ramp or comparable corporate card and expense platforms a plus

• High attention to detail and analytical mindset; consistently high standards across recurring and complex workstreams

• Comfortable working independently with minimal direction; self-directed in managing recurring deadlines and close schedules

• Ability to communicate financial results clearly and concisely in writing

• No direct reports in this role

• Proven track record of meeting deadlines and delivering high-quality work
