Job Summary

The Maintenance Manager is responsible for planning, directing, and overseeing all facilities engineering and maintenance operations. This role leads maintenance staff, contractors, and vendors while partnering with the Director and/or Operations Manager to ensure safe, reliable, and compliant facility operations. The Manager sets priorities, allocates resources, and ensures preventive and corrective maintenance activities align with organizational goals.

This position is accountable for workforce performance, asset reliability, regulatory compliance, and continuous improvement. Technical expertise is applied primarily for oversight, mentoring, troubleshooting, and quality assurance.

Key Responsibilities

Lead, coach, and develop licensed and non‑licensed maintenance staff.

Assign daily work, manage priorities, evaluate performance, support training, and promote safe work practices.

Determine staffing, materials, and timelines for maintenance and capital projects.

Serve as the primary maintenance contact in coordination with leadership.

Oversee maintenance, repair, and operation of HVAC, electrical, mechanical, fire alarm, sprinkler, transport systems, sterilizers, and food service equipment.

Ensure all work meets applicable codes, standards, and licensing requirements.

Review contractor work for quality and compliance and recommend repair or replacement strategies.

Provide technical guidance for complex building system issues.

Review drawings and specifications, support renovations and system upgrades, and maintain compliance with safety, life safety, and infection control standards.

Ensure effective use of the CMMS, monitoring work orders, preventive maintenance, and asset documentation.

Analyze CMMS data to improve reliability and reduce downtime. Lead emergency maintenance response and participate in on‑call rotation.

Qualifications

High school diploma required; trade or vocational training preferred.

 Minimum five years of progressive facilities maintenance experience with prior supervisory experience.

Must hold a journeyman‑level electrical, HVAC (EPA certified), or plumbing license; master license preferred or required where applicable.

Strong knowledge of building systems, CMMS, vendor management, and ability to read technical documentation.

Valid driver’s license and ability to work nights, weekends, and emergency call‑ins as required.
