Job Description

Position Summary

Repairs and maintains the machinery and mechanical equipment, including heating and air conditioning at a multifamily property. May also perform general, advanced or specialized maintenance functions depending on property needs.

Essential Job Functions

1. Repairs and maintains machinery such as motors, pumps, belts, and fans. (10%)

2. Repairs and maintains mechanical equipment, including heating and air conditioning. This includes overseeing the operation of heating and hot water equipment boilers, make-up units and booster pumps. Diagnoses problems. Disassembles units, cleans, lubricates, repairs, and replaces parts. (20%)

3. Performs routine to difficult carpentry duties, including installation of new doors and installation or repairs of doorjambs, moldings, hinges, door closers, locks, knobs, shelving and counter installation, ceiling tile/grid repair and installation, etc. (15%)

4. Performs routine to difficult painting duties, including drywall or plaster repair, painting, etc. (5%)

5. Performs routine to difficult plumbing duties, inspecting, installing, repairing and replacing pipes, fittings and plumbing fixtures, unclogging sinks and toilets, repair of faucet, assemblies and replacement of washers, repairs or replacement pipes, repair of fountains, etc. (30%)

6. Performs routine to difficult electrical and appliance duties, including inspecting and testing lighting, wiring and power circuits, replaces faulty switches, replaces faulty lamps and ballasts. (20%)

7. Performs routine to difficult appliance repair including pumps, timers, control boards, door switches, etc. (0%)

8. Performs preventative maintenance duties and other duties as assigned. (0%)

Education

This position requires a(n) High School Diploma / GED.

Additional degree(s) that are preferred for this position include:

  • High school & Vocational Training in HVAC, Plumbing, Electrical, Appliance repair
  • Associate Degree in General Studies

Work Experience

Below is the required/preferred work experience for this position:
3 - 4 Years: Commercial or Multi-unit Residential property - Required

Note: 3 - 4 Years of experience can offset minimum educational requirements for this position

Licenses & Certifications

Below are the licenses/certificates required/preferred for this position:

  • HVAC (depending on property) - Preferred
  • Valid driver's license (depending on property) - Preferred
  • Electrical - Preferred

Compensation

Commensurate with Experience - following the Union contract

$ 23.72 - 26.23 hourly
