Join Our Team as a Property Manager at Wintergreen!

Are you an experienced property management professional who enjoys leading a team, building strong resident relationships, and making a meaningful impact in an affordable housing community? Join Gorman & Company as the Property Manager at Wintergreen, a 243-unit mixed use (market rate, LIHTC, CDBG, HGD) community. We're looking for a bilingual leader who brings strong property management experience, a collaborative approach, and a commitment to creating a well-run, welcoming community for residents.

What You'll Do

  • Lead the day-to-day operations of the 243-unit community, providing direction, support, and accountability to the property team.

  • Recruit, train, coach, and develop team members while ensuring appropriate staffing and strong team performance.

  • Oversee leasing, marketing, resident retention, renewals, and occupancy goals while providing exceptional customer service.

  • Manage affordable housing compliance, including resident certifications, documentation, and adherence to LIHTC and other applicable housing programs.

  • Oversee rent collection, resident accounts, notices, evictions, budgeting, financial reporting, invoices, and overall property financial performance.

  • Partner with the maintenance team and vendors to ensure work orders, unit turns, inspections, curb appeal, safety, and the overall condition of the community are maintained.

  • Build strong relationships with residents and the surrounding community through resident engagement, events, and responsive problem-solving.

What You'll Bring

  • 3+ years of property management experience, with experience in affordable housing strongly preferred.

  • Previous supervisory or team leadership experience.

  • Knowledge of LIHTC and other affordable housing programs or the ability to quickly learn and apply program requirements.

  • Bilingual (English / Spanish) strongly preferred.

  • Strong financial, organizational, problem-solving, and communication skills.

  • A customer-focused approach and the ability to work effectively with residents, team members, vendors, and company partners.

  • Proficiency with Microsoft Office and the ability to learn property management and other company systems.
