Job Description:

This is a full-time, on-site role for a Maintenance Supervisor to contribute to the maintenance operation for an affordable multifamily apartment community managed by ComCap Management. The ideal candidate will possess strong leadership skills and a comprehensive understanding of HVAC systems, electrical systems, and facilities management. This role is crucial in ensuring that all equipment and systems are functioning optimally, contributing to a safe and efficient working environment. This role will report to the Property Manager and will be accountable to our Director of Maintenance.

Key Responsibilities:

  • Collaborate with the Property Manager and Director of Maintenance to ensure timely completion of all maintenance tasks for the property.
  • Complete all tasks associated with making units ready for new tenants.
  • Conduct regular inspections of facilities and equipment to identify issues and implement corrective actions.
  • Utilize CMMS (Computerized Maintenance Management System) for tracking work orders, inventory, and maintenance schedules.
  • Oversee the repair and maintenance of HVAC systems, electrical systems, and other key systems along with all physical facilities and equipment at the property.
  • Fabricate parts as needed to support the effective completion of maintenance requests.
  • Utilize tools such as Ohmmeters and Voltmeters for troubleshooting electrical issues.
  • Develop and implement preventive maintenance programs to minimize downtime.
  • Ensure compliance with safety regulations and maintain a clean working environment.

Qualifications:

  • Minimum of 3 years of maintenance experience, ideally at a large apartment community.
  • Strong knowledge of HVAC systems, electrical systems, logic controllers, and general building maintenance practices.
  • Familiarity with RealPage OneSite software or similar tools for effective management of maintenance tasks.
  • Strong problem-solving skills with a hands-on approach to troubleshooting equipment issues.
  • Ability to fabricate parts or components as necessary for repairs or improvements.
