Areas of Responsibility and Job Requirements:
The Director of Maintenance is responsible for leading all maintenance, repair, construction, and capital improvement activities across a portfolio of properties. This position ensures that building systems, equipment, and infrastructure are maintained to the highest standards while supporting operational excellence, regulatory compliance, cost control, and long-term asset preservation. The Director serves as a strategic partner to Property Management and provides leadership to maintenance teams, contractors, and vendors.
Responsibilities include, but are not limited to:
Maintenance Operations
  • Oversee daily maintenance operations and ensure timely completion of work orders.
  • Conduct property inspections and evaluate building conditions.
  • Monitor maintenance performance metrics and implement process improvements.
  • Maintain accurate maintenance logs, records, and reporting systems.

Technical Systems Leadership
  • Provide expertise in HVAC, plumbing, electrical, life safety, and mechanical systems.
  • Develop and oversee preventive maintenance programs.
  • Troubleshoot complex building system issues and implement corrective actions.
  • Review blueprints, riser diagrams, system schematics, and construction documents.
  • Support operation of boilers, chillers, cooling towers, generators, geothermal, cogeneration, and microgrid systems.

Building Management Systems (BMS)
  • Monitor and optimize building automation systems and controls.
  • Analyze energy consumption, alarms, and system performance.
  • Coordinate system upgrades, programming changes, and vendor support.
  • Ensure systems are commissioned, calibrated, documented, and operating efficiently.
  • Train staff on BMS operation and alarm response procedures.

Construction & Capital Projects
  • Manage renovation, repair, and capital improvement projects.
  • Review plans, specifications, scopes of work, and contractor proposals.
  • Assist with bid development, vendor selection, and contract administration.
  • Monitor project budgets, schedules, and quality standards.

Vendor & Contractor Management
  • Manage contractor and vendor performance.
  • Ensure compliance with contract requirements and safety standards.
  • Evaluate opportunities to perform work in-house when practical.
  • Maintain strong vendor relationships and accountability measures.

Leadership & Staff Development
  • Supervise union and non-union maintenance personnel.
  • Train, mentor, and develop maintenance staff.
  • Promote safety, professionalism, and operational excellence.

Financial & Compliance Management
  • Support budget development, capital planning, and cost-control initiatives.
  • Manage procurement, inventory, and equipment replacement planning.

  • Partner with Property Management on operational improvements and strategic initiatives.

Emergency Response
  • Provide 24/7 support for critical building emergencies.
  • Coordinate emergency repairs and system recovery efforts.

Minimum Education Requirements:
  • Bachelor's degree preferred or Trade School Certificate or a combination of work experience, education and professional designations
  • Certificate of Fitness Certifications (Boiler, Standpipe & Sprinklers)

Minimum Years of Experience Required:
  • 10+ years of experience as a Maintenance Manager, Superintendent or Project Manager
  • 5+ years' experience managing union/non-union maintenance employees

Additional Knowledge, Skills and Abilities:
Technical & Systems Knowledge:
  • Strong technical knowledge of building systems, mechanical systems, and construction practices.
  • Experience with construction, apartment renovations, equipment replacements, and preservation projects preferred.
  • Working knowledge of complex Building Management Systems (BMS) and building automation systems.
  • Ability to follow OSHA guidelines and maintain safe work practices at all times.

Software & Technology
