What is a turnover cleaner?

Turnover cleaners are professional cleaners who specialize in cleaning and preparing rental properties, such as vacation rentals or Airbnb units, between guest stays. Their job involves thoroughly cleaning the property, changing linens, restocking essentials, and ensuring the space is ready for the next guest. Turnover cleaners are essential for maintaining cleanliness standards and providing a welcoming environment for renters, often working on tight schedules to accommodate quick turnovers.

What are the key skills and qualifications needed to thrive as a turnover cleaner, and why are they important?

To thrive as a Turnover Cleaner, you need a strong attention to detail, time management skills, and experience in professional cleaning practices. Familiarity with cleaning tools, sanitization products, and checklists specific to short-term rental or hospitality turnovers is typically required. Reliability, efficiency, and good communication skills help ensure quick turnovers and positive interactions with property managers or guests. These skills are crucial for maintaining high cleanliness standards, guest satisfaction, and operational efficiency in fast-paced environments.

What are the main challenges faced by turnover cleaners during busy rental seasons, and how can they be managed?

During peak rental seasons, Turnover Cleaners often face tight schedules and a high volume of properties to prepare between guest stays. The main challenges include managing time efficiently, meeting strict check-in deadlines, and maintaining high-quality cleaning standards under pressure. To manage these challenges, it's important to stay organized, communicate closely with property managers, and sometimes work as part of a team to divide tasks. Developing a consistent cleaning routine and using checklists can also help ensure nothing is missed, even when working quickly.

Job description

About the Role
We're looking for a reliable, detail-oriented Multi-Site Apartment Cleaner to join our property maintenance team. In this full-time role, you'll travel between multiple apartment communities within our portfolio, keeping vacant units, common areas, and amenity spaces clean, sanitary, and move-in ready. This is a great fit for someone who takes pride in their work, manages their own schedule well, and enjoys variety across different properties and teams.
What You'll Do
  • Travel between 6 or more apartment communities on a set weekly route, using your own reliable transportation (mileage reimbursed).

  • Perform full move-out / "make-ready" cleaning of vacant units, including kitchens, bathrooms, appliances, floors, windows, and light fixtures, so units are ready to show and lease.

  • Clean and maintain common areas such as leasing offices, lobbies, hallways, laundry rooms, fitness centers, pools, and mailrooms.

  • Sweep, mop, vacuum, dust, and sanitize surfaces according to each property's standards and checklist.

  • Remove trash and debris from units and common areas, and haul items to designated disposal areas or dumpsters.

  • Spot-clean and deep-clean carpets, tile, and vinyl flooring as needed.

  • Restock supplies (paper products, soap, trash liners) in common area restrooms and amenity spaces.

  • Report maintenance issues, safety hazards, or property damage to site managers and the maintenance team.

  • Track completed units and communicate progress with property managers at each site.

  • Maintain and transport cleaning equipment and supplies between properties; keep your vehicle and equipment organized and in good working order.

  • Follow all safety guidelines for handling cleaning chemicals, equipment, and waste disposal.

  • Adjust your daily route and priorities based on move-out schedules, inspections, and urgent turnover needs communicated by regional or property managers.

What We're Looking For
  • 1+ year of experience in residential, commercial, or apartment/janitorial cleaning (multi-site experience a plus).

  • Valid driver's license, reliable transportation, and a clean driving record. Required

  • Ability to work independently, manage time across multiple stops, and prioritize a daily route without close supervision.

  • Strong attention to detail and pride in leaving each space "move-in ready."

  • Ability to lift and carry up to 40-50 lbs, and to stand, bend, kneel, and climb stairs or ladders throughout the shift.

  • Comfort working around standard cleaning chemicals and equipment, following safety data sheet (SDS) guidelines.

  • Basic communication skills to coordinate with property managers and teammates across sites.

  • Flexibility to adjust schedule occasionally for urgent turnovers or move-out deadlines.

  • A valid driver's license and ability to pass a background check and motor vehicle record (MVR) check.

Schedule & Travel
This is a full-time position covering 6+ apartment communities. Schedule is typically Monday-Friday or Tuesday through Saturday during standard business hours, with occasional evening work during high-volume turnover periods. Daily travel between sites is required; mileage or a vehicle stipend is provided per company policy.
