Job description

BKM Capital Partners is a growing real estate private equity firm seeking a driven, experienced professional to join our Newport Beach, California office. The Treasury Manager will lead the Company's day-to-day treasury function, with responsibility for cash management and forecasting, liquidity planning, banking relationships, Accounts Payable, Accounts Receivable, and loan draw activities across BKM's corporate and property-level entities.
This position will oversee a small team of Treasury professionals and will be responsible for maintaining strong processes, controls, and reporting across the treasury function. The Treasury Manager will work closely with senior Finance & Accounting leadership, Property Management, Asset Management, Construction Management, and other teams across the organization to ensure efficient management and movement of cash throughout the platform.
This role is 100% in-office due to the collaborative nature of our business.
Essential Functions
Treasury & Cash Management
  • Lead the Company's day-to-day treasury operations across corporate and property-level entities.
  • Oversee cash positioning and liquidity across the organization, ensuring sufficient cash is available to meet operating, debt service, and other funding requirements.
  • Lead the preparation and maintenance of short- and medium-term cash forecasts, incorporating expected operating activity, capital expenditures, debt activity, acquisitions, dispositions, and other significant cash flows.
  • Monitor actual cash activity against forecasts and identify material variances, upcoming liquidity needs, and potential funding issues.
  • Coordinate cash movements, intercompany transfers, and other treasury activities to efficiently manage liquidity across the organization.
  • Maintain appropriate cash reserves and help identify opportunities to optimize excess cash balances.
  • Develop and maintain treasury reporting that provides Finance leadership with clear visibility into cash balances, liquidity, upcoming funding requirements, and other key treasury metrics.
  • Establish and maintain appropriate treasury policies, procedures, internal controls, and approval processes.
  • Identify opportunities to automate and improve treasury processes, controls, reporting, and systems.

Banking & Financial Institution Relationships
  • Serve as a primary point of contact for the Company's day-to-day banking relationships.
  • Manage bank account administration, including account openings and closings, authorized signers, user access, payment permissions, and other banking controls.
  • Oversee banking services and platforms, including ACH, wires, positive pay, fraud prevention, and other treasury management services.
  • Review and monitor banking fees and service arrangements and proactively identify opportunities to improve pricing and reduce unnecessary costs.
  • Periodically evaluate the Company's banking structure and recommend opportunities to consolidate accounts, improve efficiency, strengthen controls, or optimize services.
  • Coordinate with banking partners to resolve operational issues and implement new treasury products and services as appropriate.
  • Maintain strong controls over bank account access and payment authority and periodically review user permissions and approval structures.

Accounts Payable & Accounts Receivable
  • Oversee the Company's Accounts Payable and Accounts Receivable functions across corporate and property-level entities.
  • Manage the Treasury team's execution of invoice processing, payment workflows, collections, cash application, and related activities.
  • Monitor AP and AR aging and ensure outstanding items, approval bottlenecks, collection issues, and other exceptions are actively addressed.
  • Ensure payments are processed accurately and timely and in accordance with established approval policies and internal controls.
  • Coordinate with Property Management, Accounting, Asset Management, Construction Management, and other departments to resolve payment and collection issues.
  • Maintain appropriate controls over vendor setup, payment changes, and cash disbursements to mitigate fraud and operational risk.
  • Develop and monitor key AP and AR performance metrics, including processing times, aging, outstanding approvals, collections, and other relevant measures.
  • Lead continued improvement and optimization of the Company's AP and AR processes, systems, reporting, and controls.

Loan Draws
  • Lead the Company's loan draw process across the property portfolio and ensure eligible project costs are identified, documented, submitted, and funded timely.
  • Oversee the review and tracking of loan draw requirements, including eligible costs, documentation requirements, funding thresholds, timing requirements, and other lender provisions.
  • Coordinate with Construction Management, Property Management, Asset Management, Accounting, and other teams to identify reimbursable costs and maximize the timely recovery of capital from lender-controlled reserves and holdback facilities.
  • Oversee the preparation, review, and submission of loan draw packages and ensure required invoices, proof of payment, lien waivers, project documentation, and other supporting materials are complete and accurate.
  • Maintain visibility into submitted draws, outstanding lender requests, funded amounts, remaining loan availability, and expected funding dates.
  • Ensure the Treasury team actively follows up with lenders and loan servicers on outstanding draws and promptly addresses lender questions or documentation requests.
  • Escalate material delays, funding issues, or potential covenant and eligibility concerns to Finance leadership.
  • Review funded draws against submitted requests and coordinate with Accounting to ensure proceeds are appropriately recorded and applied.
  • Continuously improve and standardize the Company's loan draw process, tracking, documentation, and reporting across the portfolio.

Team Leadership & Management
  • Manage, develop, and provide day-to-day leadership to a small team of Treasury Analysts and Senior Treasury professionals.
  • Establish clear responsibilities, priorities, deadlines, and performance expectations for the Treasury team.
  • Review team deliverables for accuracy, completeness, and timeliness while maintaining appropriate segregation of duties and internal controls.
  • Develop team members through ongoing coaching, feedback, training, and increased responsibility.
  • Establish a disciplined operating cadence for AP, AR, loan draws, cash forecasting, and other recurring treasury activities.
  • Build scalable processes and procedures that support the continued growth of the Company's investment and operating platform.
  • Partner closely with Finance & Accounting leadership and other departments to continuously improve the effectiveness of the treasury function.

The Qualifiers
  • Bachelor's degree in Finance, Accounting, Business Administration, Economics, or a related field required.
  • 5 - 7 years of experience in treasury, corporate finance, accounting, commercial real estate, banking, or a related financial environment.
  • Prior experience of managing or supervising team members is strongly preferred.
  • Commercial real estate, real estate private equity, or investment management experience preferred.
  • Strong understanding of cash management, cash forecasting, liquidity management, banking operations, and payment processes.
  • Certified Treasury Professional ("CTP") preferred.
  • Experience with a Treasury Management System ("TMS"), especially Kyriba, preferred.
  • Experience overseeing Accounts Payable and/or Accounts Receivable processes strongly preferred.
  • Experience managing banking relationships, bank account administration, and treasury management services preferred.
  • Experience with Yardi or similar real estate accounting and property management systems preferred.
  • Strong analytical, organizational, and problem-solving skills with exceptional attention to detail.
  • Ability to manage multiple priorities and deadlines in a fast-paced, entrepreneurial environment.
  • Strong leadership skills with the ability to develop team members and create accountability.
  • Excellent written and verbal communication skills and the ability to work effectively across departments and with external partners.
