Compensation:$24 to $26 hourly,depending on experience,plus lease renewal bonuses and a $1,000 sign on bonus, payable after 90 days of completed employment.

Schedule: Monday through Friday, 8:00 a.m. to 5:00 p.m., with participation in an on-call rotation.

As a Maintenance Technician III, you are the advanced technical leader on the property. You diagnose complex system issues, lead larger repair projects, and mentor junior technicians to elevate overall team performance.

What You’ll Do

Advanced Diagnostics & Project Oversight

  • Troubleshoot and repair complex HVAC, electrical, and plumbing systems.
  • Lead full turns and larger renovation or repair projects.
  • Perform advanced panel, breaker, motor, and fixture replacements within code.
  • Inspect mechanical systems and recommend preventative solutions.

Operational Leadership

  • Coordinate vendors for specialized work.
  • Manage supply ordering and cost control.
  • Lead emergency response and on-call service.
  • Mentor and train Technician I and II team members.

Safety, Tools & Compliance

  • Enforce safety standards and best practices.
  • Maintain comprehensive personal tool kit.
  • Complete all required compliance and technical training.

Additional Duties

What We’re Looking For

Experience

  • 3+ years of maintenance experience (multifamily experience required).
  • Advanced proficiency in one or more major trades (electrical, plumbing, HVAC, etc.)
  • Working knowledge of appliances.
  • High School Diploma or GED.

Certifications

  • Universal EPA Certification is required.
  • Certified Pool Operator (CPO) Certification is required (where applicable).
  • CAMT Certification is preferred.

Skills

  • Strong diagnostic ability across HVAC, electrical, and plumbing, including identifying root causes and recommend preventative solutions.
  • Safe operation of hand and power tools, meters, and diagnostic equipment.
  • Proficient with work-order and property management systems including mobile app literacy.
  • Strong documentation and system reporting proficiency.
Other Requirements 

Availability 

This position will require availability for nights, weekends, and holidays as needed. Active participation in team functions and regional or company activities is expected.

Physical Demands

This position necessitates regular periods of sitting, standing, walking, climbing, bending, kneeling, reaching as well as use of hands and arms. The role may require lifting 50 pounds independently. The ability to respond promptly to both visual and auditory alarms is essential. Specific vision requirements include the ability to use close vision, distance vision, color vision, depth perception, and the ability to adjust focus. The team member must be able to work both indoors and outdoors under various weather conditions, including rain, snow, heat, hail, wind, and sleet. Working at a personal computer for administrative tasks and using mobile devices while in the field is required.
