Job description

Description Statement of Duties Performs responsible, skilled buildings and grounds maintenance duties; all other related work as required. Supervision Incumbent in this work performs duties under the general supervision of the Supervisor of Buildings and Grounds. Most work is performed independently but employee must consult with superior on any unusual or new work assignment.

Supervisor evaluates work while in progress or upon completion. Safety precautions must be observed at all times. Incumbent does not have access to confidential information except that relate to confidential employee matters.

Job Environment Work consists mainly of a variety of skilled maintenance tasks; most chores are repetitive in nature and there are variations due to the type of overall work involved. Incumbent is required to perform skilled building repairs in a variety of trade areas. Most work is standardized, in instances where it is not, the employee looks to supervisor for guidance.

On call (24 hours/day) on a rotating basis; may be required to work beyond the normal hours of a regular workweek. Errors could result in delays or loss of service, personal injury, monetary loss, injuries to other employees, damages to building and/or equipment and legal, liability issues for the City. The incumbent has frequent contact with the public.

Daily contact with supervisor for the purpose of receiving orders and exchanging information and views about departmental matters. Other contacts are with other city staff necessary to assist incumbent in accomplishing work responsibilities. Contact is by telephone, and in person.

Essential Functions The essential functions or duties listed below are intended only as illustrations of the various types of work that may be performed. The omission of specific statements of duties does not exclude them from the position if the work is similar, related, or a logical assignment to the position. Inspect, repair and maintain all building equipment such as boilers, hot water tanks, motors and related equipment.

Maintain accurate preventative maintenance records. Perform general electrical, masonry, welding, HVAC, sheetrock, painting, carpentry and other maintenance repairs not requiring a licensed tradesman. Assist in the inspection of buildings and grounds for long range planning.

Brings any safety issue to the supervisor's attention. Receives and investigates emergency call on electrical, plumbing, computers, and other building equipment breakdowns. Inform supervisor of parts need and when inventory is getting low.

Maintains grounds, park areas, playground equipment, swimming pools and other equipment as required to assure functionality. Perform general carpentry work, such as: repairs to floors, doors, walls, windows, locksets and other structural members; remodeling of city offices; repair or rebuilding of wooden structures. Performs general plumbing work, such as: changing faucet washers, stems, seats; repairing toilets and unclogging clogged drains, installation and repair of hot water heaters, repairing of leaks, through welding or pipe replacement; installing pool pumps, filters, and rebuilding all items as needed.

Performs electrical repair and installation work when necessary to assist a licensed electrician. Occasional responsibility of department when supervisors are not present. Establishes and maintains effective working relationships with employees and the public.

Performs similar or related work, as required, or as situation dictates. Attendance is an essential function of this position. Recommended Minimum Qualifications Education and Experience An incumbent for this position should have completed a vocational school education or equivalent training, having completed courses in carpentry and one (1) or more of the other building trades maintenance work.

Five (5) years prior work experience in building and ground maintenance and related trades is required. Special Requirement Possession of a valid driver's license. Knowledge, Ability and Skill Knowledge: Knowledge of maintenance and repairs to buildings and structures; carpentry, plumbing, electrical and painting trades; use of power and tools and in maintaining and performing minor service to motorized equipment.

Working knowledge of mechanical equipment, air conditioning, refrigeration, fire alarm systems, standby emergency power and preventative maintenance programs; the use of power and hand tools and in maintaining and performing general service to motorized equipment. Ability: Ability to plan and direct the work of personnel; read and interpret building plans and specifications; establish and maintain effective working relationships with other employees, public officials and the general public; inspect and evaluate work performed by skilled tradesman and other employees on repair projects. Skill: Skill in use of power and hand tools.

Special Requirements Physical Requirements The work environment is varied and is characterized by loud noise. Up to 2/3 of the work is performed outdoors under varying weather conditions. There is regular need to work in high places, work with toxic or caustic chemicals and to be exposed to fumes or airborne particles, extremes in temperature, explosives and vibrations.

There is more regular risk of electrical shock and work near moving mechanical parts. Up to 1/3 of the time is spent sitting, standing, stopping, or smelling. More than 2/3 of the time is spent climbing or reaching with hands or arms walking, talking, listening or using hands to finger, handle or feel.

There is frequent lifting up to 30 lbs., occasional lifting up to 50 lbs. Or more. Specific vision abilities include close, distance, color and peripheral and depth vision

Equipment used includes light trucks, telephones, personal computers, and pneumatic tools, power and hand tools. The compactness of space and accessibility could cause inconveniences and stress at times. Safety hazards are present and must be avoided.
