Summary
Under minimal supervision, coordinates and performs a variety of maintenance activities and capital
improvement projects to proactively maintain building systems and infrastructure. The Property
Maintenance Coordinator is responsible for the development of maintenance-related and project-specific
budgets, plans, and schedules. This role ensures a safe, functional, and comfortable environment for
occupants.


Essential Functions
This job description reflects management's assignment of essential functions; it does not prescribe or restrict
the tasks that may be assigned.
Plans, prioritizes, and carries out multiple long-term and short-term property maintenance
activities and capital improvement projects across multiple sites.
Consults with outside contractors to get recommendations/estimates for more significant building
repairs. Meets contractors when they arrive to perform work, and verifies work is completed
satisfactorily.
Ability to read and interpret building plans, specifications, and blueprints.
Responsible for maintenance-related and project-specific budgets, plans, and schedules.
Responsible for creating new PM's and refining existing preventive maintenance program for the
portfolio of properties.
Proficient in operating a variety of hand tools, power tools, and motorized machinery essential for
performing maintenance repairs, including drills, saws, welders, grinders, forklifts, and boom lifts.
Maintains physical and electronic copies of all historical and new blueprint drawings for the
various properties and projects under their control.
Writes basic Standard Operating Procedures (SOP's) for various building systems.
Conduct repairs and maintenance on all operating systems to ensure effective functionality and
compliance with safety standards. Responsibilities include servicing and repairing fire
suppression and alarm systems, exercising fire valves, maintaining roof drains, HVAC systems,
repairing man doors, dock doors, dock levelers, automated gates, landscaping, irrigation systems,
replace light bulbs, and troubleshoot plumbing issues, including unclogging drains and toilets.
Performs office and building refurbishments such as painting, drywall repairs, ceiling tile and
lighting replacements.
Maintain comprehensive knowledge of applicable quality, environmental, and safety regulatory
codes to ensure all operations adhere to required standards and practices.
Participates in weekly team meetings
Assembles and rearranges modular furniture, office furnishings, office equipment, etc. in cubicles
and offices.
Responds to and addresses emergency situations that arise at the properties. These may include
water leaks, gas leaks, power interruptions, storm damage, fire alarms, property damage, etc.,
and will occasionally require this person to come in at night or weekends to help address the
emergency situations.
Effectively uses the CMMS work order maintenance program to open, close, and track the
progress and accurate work history of the work orders.
Participates in the maintenance and refining of a proactive and effective preventive maintenance
program for the portfolio of properties.
Builds and maintains effective and courteous relationships with G3 tenants, and external partners
to effectively address their building maintenance needs.
Maintains satisfactory attendance, to include timeliness.


Qualifications

Minimum Qualifications
High School Diploma or State-issued equivalency certificate plus 5 years of experience planning
and executing maintenance activities and maintenance projects reflecting increasing levels of
responsibility.
Required to work on-call.
Required to lift and carry up to 50 pounds.
Candidates for this position must have a valid driver's license and a safe driving record. Required
to obtain appropriate state driver's license within 30 days of hire.
Demonstrated experience in operating a variety of hand tools, power tools, and motorized
machinery essential for performing maintenance repairs, including drills, saws, welders, grinders,
forklifts, and boom lifts.
Proficient in diverse repair tasks, including painting, drywall repairs, ceiling tile replacements, and
lighting installations.
Proficient in reading and interpreting plans, specifications, and blueprints, with the ability to
understand and explain applicable codes as necessary.
Forklift and reach lift certified.
Skilled in reading, comprehending, interpreting and executing instructions, correspondence and
memos.
Skilled in adding, subtracting, multiplying and dividing using whole numbers.


Preferred Qualifications
Experience with defining problems, collecting data, establishing facts, and drawing valid
conclusions.
Mechanical aptitude, sees a situation and understands how best to address it.
Experience with organizing and prioritizing work in order to meet deadlines.
Proven ability to diagnose and resolve electrical issues efficiently, ensuring minimal downtime and
maintaining safety standards.
Experience in identifying and fixing HVAC system problems, ensuring optimal performance and
energy efficiency.
Skilled in the maintenance and repair of dock levelers, dock doors, and rail shelters, ensuring
smooth and safe operations.
Experience with identifying and correcting safety hazards; lifting and carrying objects safely; using
good judgment.
Experience with effectively presenting written and verbal information to management.

Compensation 

Hiring Hourly Rate: $27.88 - $32.79
