What Weโre Looking For
The Purchasing Manager โ Plumbing Division is responsible for the transactional purchasing and operational supply management of all plumbing materials, equipment, and subcontracted services required to support multi-family residential construction projects. This role partners closely with strategic procurement project managers, estimators, field superintendents, and vendors to ensure materials are delivered on time, within budget, and to specification and vendors perform in compliance with KPIs set during strategic sourcing cycles. The ideal candidate brings deep knowledge of plumbing systems and materials combined deep procure-to-pay knowledge and proven operational purchasing process acumen.
What Youโll be Doing: (But not limited to the following)
Procurement & Sourcing
- Lead transactional purchasing/buying of plumbing materials including pipe, fittings, fixtures, water heaters, rough-in hardware, and specialty items for multi-family projects.
- Create, issue and approve purchase orders, and issue releases, in alignment with project budgets and schedules.
- Evaluate alternative materials and suppliers to drive cost savings without compromising quality or code compliance.
- Ensure purchase order data is accurate, while resolving PO discrepancies, mismatches, or invoice issues.
- Maintain accurate item master data, purchasing records and audit trails.
- Ensure consistent, normalized and clean data inputs and purchasing activity compliance with internal procedures.
- Support integration of newly acquired companies into the standard AMPAM transactional purchasing and operational supply management process and systems.
Cost Management & Budgeting
- Collaborate with estimating teams during the pre-construction phase to validate material takeoffs and pricing assumptions.
- Track committed costs, approved change orders, and material variances against project budgets on an ongoing basis.
- Support monthly cost-to-complete forecasts and purchasing reporting to operations management and strategic procurement.
Vendor & Supplier Relations
- Cultivate and maintain strong relationships with plumbing supply houses, manufacturers, and specialty distributors as it relates to transactional operations in collaboration with strategic procurement/category management.
- Monitor vendor performance for on-time delivery, material quality, and service responsiveness; address issues promptly.
- Be strategic procurementโs day-to-day โeyes and earsโ to support its ongoing SRM (Supplier Relationship Management) process in between sourcing cycles and provide operational subject matter expertise during sourcing cycles.
- Stay current on plumbing product innovations, code changes, and supply-chain trends relevant to multi-family construction.
Logistics & Inventory Coordination
- Coordinate material delivery schedules with project managers and field foremen to align with construction phasing and installation sequences.
- Manage warehouse/laydown inventory where applicable; minimize excess stock and material waste across active job sites.
- Resolve delivery discrepancies, damaged material claims, and returns in a timely manner.
- Maintain accurate purchasing records and documentation within the company's ERP/project management system.
Cross-Functional Collaboration
- Partner with Mechanical and Electrical Purchasing counterparts to ensure consistent and efficient transactional purchasing processes.
- Support the preconstruction team with value engineering recommendations on plumbing systems and fixture packages.
- Assist project managers in reviewing subcontractor scopes and ensuring material responsibilities are clearly delineated.
- Assist strategic procurement in the execution of full-year RFP awards including ensuring newly negotiated terms, conditions and pricing are adapted in the ERP system in a timely and accurate manner.
- Participate in project kick-off meetings, OAC meetings, and internal procurement reviews as needed.
Who You Are
- Bachelor's degree in Supply Chain Management, Construction Management, Business Administration, or related field preferred; equivalent experience considered.
- 5+ years of transactional purchasing/buying or procurement procure-to-pay experience in the construction industry; plumbing, MEP, or mechanical contracting experience strongly preferred.
- Demonstrated knowledge of plumbing materials, systems, and codes applicable to multi-family residential construction.
- Experience with commercial or multi-family project buying/purchasing preferred.
- Proficiency with ERP systems, procure to pay platforms, and construction management software (e.g., Procore, Sage, Viewpoint, or similar).
- Comfortable reviewing material takeoffs, budgets, and cost reports.
- Effective communicator with the ability to build relationships internally and externally at all levels.
- High degree of integrity and professionalism in vendor dealings and financial stewardship.
- KOJO software familiarity a plus
