Position Title
Assistant Director of Campus Operations
Job Summary
The Assistant Director of Campus Operations supports the Director in overseeing custodial, maintenance, and grounds operations to ensure safe, clean, and fully functional campus facilities. This role coordinates daily operations, preventative maintenance, contractors, compliance, and building systems, and may serve as the Director's designee to ensure continuity during off-hours, emergencies, and special events.
Supervisor Responsibilities:
Serves as the Director's designee, as appropriate, providing operational oversight and ensuring continuity of facilities operations during the Director's absence.
Required Knowledge, Skills, and Abilities
  • Strong leadership and team development skills
  • Strong project management skills, including planning, scheduling, budgeting, and cross-functional coordination
  • Ability to analyze operational data and present recommendations professionally
  • Working knowledge of facility systems including HVAC, plumbing, electrical, and building controls
  • Ability to manage projects from planning through completion
  • Commitment to safety, regulatory compliance, and risk mitigation
  • Ability to establish collaborative relationships with faculty, staff, students, and contractors
  • Strong customer service orientation and responsiveness

Required Qualifications
  • Bachelor's Degree in engineering, construction management, or related field; OR equivalent combination of education and experience
  • Three years of progressively responsible experience in facilities, maintenance, construction, or physical plant operations
  • Valid driver's license and ability to operate a college vehicle

Preferred Qualifications
  • Experience in higher education or public sector facilities operations
  • Experience working in a union environment
  • Familiarity with Building Automation Systems (BAS) and Computerized Maintenance Management Systems (CMMS)

Physical Demands
  • Work is performed in both office and campus facilities environments.
  • The position requires mobility throughout campus buildings and grounds, including mechanical spaces and outdoor areas.
  • Must be able to lift, carry, push, and pull materials and objects up to 25 pounds with proper equipment.
  • The role requires responsiveness to changing priorities and occasional after-hours support. Some work may be performed outside and may involve exposure to noise, mechanical equipment, or environmental conditions.

  • Assists with directing custodial, maintenance, and grounds operations by coordinating daily work order flow and supporting preventive maintenance schedules.
  • Support administration of the computerized preventative maintenance program
  • Maintain, monitor, and support the college's Building Automation System (BAS), including reviewing trends, responding to alarms, and coordinating corrective actions
  • Develop working knowledge of campus HVAC systems and demonstrate the ability to adjust setpoints, manage scheduling, and troubleshoot operational issues
  • Manage or support facility-related projects, including planning, scheduling, budgeting, coordination, and execution
  • Coordinate and oversee contractors and vendors for repairs, upgrades, and service agreements
  • Assist in preparing specifications, bid documents, and cost estimates for projects, equipment, and contracted services
  • Monitor operational budgets and assist in tracking capital improvement expenditures
  • Ensure compliance with applicable statutory and regulatory requirements
  • Support campus events, emergency response efforts, and after-hours operational needs
  • Recommend operational improvements and efficiency enhancements
  • Serve as a liaison between Campus Operations and other college department
  • Occasional evening and weekend hours
  • Perform other duties as assigned
