Job Summary
The (Senior) Project Manager is responsible for leading large, complex industrial construction projects in an onsite project management capacity at a high-tech semiconductor facility in Phoenix, Arizona. This role provides full lifecycle leadership across planning, budgeting, scheduling, procurement coordination, subcontractor management, execution, commissioning support, turnover, and closeout while serving as a primary customer and stakeholder interface.
This position requires a seasoned project leader with experience managing large-scale, technically complex work in highly controlled, schedule-driven environments. The (Senior) Project Manager is accountable for project performance, safety, quality, cost control, risk management, field coordination, and cross-functional alignment among engineering, construction, procurement, subcontractors, vendors, and client teams.
Key Responsibilities
Large Project Management & Execution
    Lead and manage large, complex construction projects from contract award through final closeout in an active high-tech semiconductor facility environment.
    Develop and execute detailed project execution plans, schedules, budgets, staffing plans, procurement strategies, and workface planning approaches.
    Drive performance against scope, schedule, cost, safety, quality, productivity, and contractual requirements.
    Coordinate closely with field supervision, engineering, procurement, subcontractors, vendors, commissioning teams, and client representatives to maintain execution alignment.
    Oversee critical path activities, constraints, project milestones, and recovery plans to support timely delivery.
    Identify, escalate, and resolve project risks, scope gaps, constructability issues, resource constraints, and schedule impacts.
Onsite Semiconductor Facility Coordination
    Provide day-to-day onsite leadership in a high-tech semiconductor facility, ensuring work is planned and executed in alignment with site protocols, access requirements, safety expectations, quality standards, and client procedures.
    Coordinate construction activities in highly controlled operating environments where cleanliness, safety, security, sequencing, communication, and stakeholder alignment are critical.
    Partner with client teams, trade partners, and internal project resources to manage work around active facility operations, restricted areas, shutdown windows, and sensitive work zones.
    Support detailed coordination of mechanical, piping, structural, electrical, architectural, equipment setting, tool install, and/or specialty construction scopes as applicable to the assigned project.
    Ensure project teams maintain strong documentation, daily coordination, permit readiness, field reporting, and issue resolution practices.
Financial & Contract Management
    Develop, manage, and forecast project budgets with a focus on cost control, margin protection, earned value, productivity, and accurate financial reporting.
    Track labor, material, equipment, subcontractor, and vendor costs against budget and forecast trends early.
    Lead change management processes, including scope review, estimating, pricing, negotiation support, documentation, and execution of change orders.
    Review and administer project contracts, subcontracts, purchase orders, vendor agreements, and commercial obligations.
    Provide timely project reporting related to financial performance, schedule status, risks, opportunities, staffing, and client deliverables.
Leadership & Team Development
    Lead, mentor, and support Project Managers, Project Engineers, Project Controls staff, construction supervision, and other project team members.
    Establish clear expectations, accountability, communication rhythms, and decision-making processes across the project team.
    Promote collaboration between field operations, project controls, engineering, procurement, safety, quality, and client stakeholders.
    Model professional leadership, ownership, urgency, and sound judgment in a fast-paced, high-visibility project environment.
    Support consistent use of Greenberry project management standards, reporting tools, planning practices, and lessons learned.
Risk Management, Safety & Quality Compliance
    Identify project risks and develop mitigation strategies related to safety, quality, labor, materials, subcontractors, client changes, schedule constraints, and project execution.
    Enforce compliance with Greenberry safety policies, OSHA requirements, client safety standards, and site-specific semiconductor facility requirements.
    Partner with safety and field teams to promote a strong safety culture, proactive hazard recognition, and continuous improvement.
    Ensure work complies with drawings, specifications, codes, quality requirements, inspection expectations, and client standards.
    Support resolution of nonconformances, rework, field changes, documentation gaps, and turnover requirements.
Client & Stakeholder Communication
    Serve as a senior point of contact for clients, subcontractors, vendors, project partners, and key stakeholders.
    Communicate project status, risks, forecasts, mitigation plans, and decision needs clearly and proactively.
    Lead or participate in project meetings, executive updates, coordination meetings, schedule reviews, and client-facing communications.
    Resolve issues efficiently while maintaining client confidence, professional relationships, and alignment with project objectives.
    Support client retention and future business opportunities through disciplined execution and successful project delivery.
Qualifications & Experience
Required
    Bachelor's degree in Construction Management, Engineering, or a related field, or equivalent combination of education and experience.
    7+ years of progressive project management experience in industrial construction, advanced manufacturing, semiconductor, high-tech, or similarly complex construction environments.
    Demonstrated success managing large, complex, multimillion-dollar construction projects with significant schedule, cost, safety, quality, subcontractor, and client-facing responsibilities.
    Strong understanding of construction contracts, project controls, cost forecasting, change management, scheduling, procurement, field execution, and risk management.
    Ability to lead onsite teams in fast-paced, highly coordinated environments with multiple stakeholders and competing priorities.
    Proficiency with project management, scheduling, document control, and reporting tools such as Primavera P6, Procore, MS Project, Bluebeam, Excel, or similar platforms.
    Strong leadership, decision-making, negotiation, written communication, verbal communication, and client relationship skills.
    Ability to work onsite in Phoenix, Arizona at a high-tech semiconductor facility.
Preferred
    Experience supporting semiconductor, high-tech manufacturing, cleanroom, tool install, advanced manufacturing, or mission-critical facility projects.
    Experience leading $50M+ projects or managing multiple concurrent large-scale scopes.
    Experience coordinating mechanical, piping, structural, electrical, specialty trades, commissioning, turnover, or facility operations interfaces.
    Familiarity with earned value measurement, project controls reporting, productivity tracking, and schedule recovery planning.
    Experience working within client-controlled sites requiring strict adherence to access, safety, security, cleanliness, documentation, and communication protocols.
