Job description

Summary

Our client is seeking an experienced Project Manager Electrical Construction to take ownership of commercial electrical projects from preconstruction and mobilization through execution, billing, closeout, and final completion. This is a full-time, primarily in-office position.

The ideal candidate has strong construction management experience and can independently manage multiple projects, coordinate field and office operations, maintain relationships with general contractors and clients, control project costs and schedules, manage change orders and billing, oversee procurement, and ensure projects are completed safely, efficiently, and profitably.

Duties & Responsibilities
  • Manage multiple commercial electrical construction projects from startup through closeout.
  • Take ownership of project schedules, budgets, documentation, procurement, billing, and overall execution.
  • Serve as the primary point of contact for general contractors, clients, vendors, engineers, and project stakeholders.
  • Lead project kickoff meetings and establish project requirements, milestones, responsibilities, and deliverables.
  • Review contracts, scopes of work, drawings, specifications, schedules, proposals, and project requirements.
  • Identify scope gaps, coordination issues, conflicts, and potential cost or schedule impacts.
  • Manage RFIs, submittals, change orders, project correspondence, and document control.
  • Review and approve change order pricing, labor impacts, material costs, and supporting documentation.
  • Track pending and approved change orders and ensure additional work is properly documented and billed.
  • Monitor project budgets, committed costs, labor hours, material costs, and overall profitability.
  • Review job-cost reports and identify potential overruns or financial concerns.
  • Coordinate project billing, schedules of values, progress billing, retention, and change order billing.
  • Work with Accounting to ensure invoices, billing documentation, and collections are accurate and timely.
  • Manage material procurement, purchase orders, long-lead equipment, switchgear, lighting packages, and major electrical equipment.
  • Coordinate with foremen and field leadership regarding manpower, schedules, production, deliveries, inspections, and site conditions.
  • Develop manpower plans and adjust staffing based on project schedules and field requirements.
  • Conduct regular project meetings and maintain clear action-item lists and follow-up responsibilities.
  • Review project schedules and identify upcoming deadlines, milestones, shutdowns, inspections, and potential delays.
  • Coordinate with architects and engineers to resolve design and field conflicts.
  • Ensure field teams are working from current drawings, approved submittals, revisions, and project information.
  • Manage punch lists, testing, inspections, as-builts, O&M manuals, warranties, and final closeout documentation.
  • Support and oversee Assistant Project Managers and Project Coordinators assigned to projects.
  • Escalate significant cost, schedule, contractual, or field issues to leadership when necessary.
  • Maintain strong relationships with general contractors and clients while protecting contractual and financial interests.
  • Participate in project-site meetings and perform site visits as required.
  • Ensure projects are completed according to company standards, contract requirements, schedule, and budget.
Qualifications & Requirements
  • Strong construction Project Management experience.
  • Commercial electrical construction experience strongly preferred.
  • Experience independently managing projects from startup through closeout.
  • Strong understanding of electrical construction sequencing, field operations, and project coordination.
  • Experience managing budgets, job costs, labor, procurement, billing, and profitability.
  • Strong knowledge of RFIs, submittals, change orders, contracts, schedules, and closeout requirements.
  • Ability to review electrical drawings, specifications, scopes of work, and project documents.
  • Experience working directly with general contractors, architects, engineers, vendors, and field leadership.
  • Strong negotiation, problem-solving, and decision-making skills.
  • Ability to identify potential cost, schedule, scope, and contractual risks before they become larger issues.
  • Strong written and verbal communication skills.
  • Highly organized and able to manage multiple active projects simultaneously.
  • Ability to lead project teams and hold team members accountable for deadlines and deliverables.
  • Comfortable making project decisions independently while knowing when to escalate issues.
  • Strong understanding of project billing, change order management, schedules of values, and collections.
  • Strong computer skills, including Excel, Outlook, Bluebeam/Adobe PDF, and construction management systems.
  • Professional, dependable, accountable, and capable of representing the company directly with clients and general contractors.

  • Electrical subcontractor Project Management experience.
  • Commercial tenant improvement, retail, hospitality, office, multifamily, or ground-up construction.
  • Experience managing lighting, lighting controls, switchgear, transformers, panels, electrical equipment, low voltage, fire alarm, and power distribution scopes.
  • Procore, Bluebeam, BuildingConnected, PlanGrid, Accubid, or similar construction software.
  • Change order estimating and labor/material pricing experience.
  • Project billing and schedule-of-values experience.
  • Job costing, forecasting, and project profitability reporting.
  • Procurement and long-lead equipment management.
  • Experience supervising Assistant Project Managers, Project Engineers, or Project Coordinators.
  • Experience managing project closeout, final inspections, punch lists, testing, as-builts, warranties, and O&M documentation.
