MAINTENANCE TECHNICIAN
Reports to: Operations Supervisor
Status: Current
Department: Maintenance
Classification: Non-Exempt
Location: Unalaska
Summary of Position
Provide mechanical maintenance as directed by the operations supervisor, including but not limited to repair of commercial and residential boilers and structures on developed and undeveloped land owned by the Ounalashka Corporation. The Maintenance Technician may lead and participate in the work of the crew and is responsible for ensuring safe and careful operation of hand tools, power hand tools, and equipment and general work practices.

Repair and Maintenance
Respond to the daily tasks based upon priorities developed through consultation with the Operations Supervisor, work orders received, and major projects scheduled.
Routinely determine the tools, supplies, and equipment needed to safely carry out tasks and perform those tasks as directed by the Operations Supervisor.
Ensure that adequate supplies, materials, and equipment are available.
Ensure that work done is complete and adheres to quality control standards.
Review and participate in routine tasks including plumbing, concrete work, framing, painting, roofing, heating system repairs, grounds keeping, landscaping, and road maintenance.
Regularly inspect equipment to ensure it is in proper working order and oversee preventative maintenance of equipment.
Participate in regular meetings on a weekly basis.
Ensure proper and safe use of equipment and personal protective equipment is used.
Construction, Maintenance and Repair
Review and participate in maintenance and repair of building structures from the foundation to roof, and includes siding, sheetrock, and interior finishing, installation of heating systems, plumbing, cabinets, bathrooms, window glazing, exterior painting, and landscaping.
Operates and maintains equipment and inventory of tools. Instructs and supervises subordinate laborers in the use, maintenance, and repair of equipment and control of tools.
Knowledge, Abilities, and Skills.
Considerable knowledge of the practices, methods, and techniques pertaining to residential and commercial building construction, maintenance and repair, and proper safety standards and precautions.
Considerable knowledge or the tools and equipment associated with the building maintenance and construction trades.
Ability to help organize, schedule, and assign work to employees.
Proficient writing and computer processing skills for use in communicating written memos and emails.
Demonstrated ability to use and operate the tools and equipment of the building maintenance and construction trades in a safe and effective manner.
Work in extreme weather conditions for prolonged periods of time; ability to perform heavy manual labor, including bending, stooping, climbing, reaching, lifting objects up to 45 pounds, and walking through rough terrain.
Consistently keep accurate records.
Instruct employees in the proper use of tools and equipment.
Establish and maintain effective working relationships with customers, supervisors, and the general public.
Plan, implement and verify the quality of work in the finished product, ability to track costs and to create cost reports on projects.
Must have or have the ability to obtain and retain a valid Alaska Driver's License before starting work as well as possess and maintain a good driving record free of any DUI or other major driving infractions.
Minimum Experience Required
High school diploma or equivalent
Two years of increasingly responsible experience at a journeyman level in the skilled trades, or three years of experience in the building construction, maintenance and repair trades, or two years of safety and supervision experience in the construction trades
Knowledge of the tools and equipment used in the building trades
A satisfactory equivalent combination of experience and training which ensures the ability to perform the work may be substituted for the required experience.
