Job description

Job Title: Facilities Maintenance Technician

Shift: 1st Shift (Rotating weekend on-call availability required)

Pay: Up to $25/hr. based on experience

Location: Grand Rapids, MI


Position Summary:

The Facilities Maintenance Technician is responsible for the skilled maintenance, repair, and upkeep of buildings, facilities, grounds, and light equipment. This role performs a broad range of duties across multiple tradesโ€”including carpentry, electrical, plumbing, welding, and general repairsโ€”to ensure all units and common areas meet Uniform Physical Conditions Standards (UPCS) and HUD requirements. The ideal candidate is hands-on, safety-conscious, and comfortable working independently across occupied properties.


Responsibilities:

  • Diagnose, troubleshoot, and repair a wide variety of interior and exterior maintenance issues, including plumbing, carpentry, electrical, mechanical, and related building systems.
  • Assist with property inspections, assess tenant-caused damage, and help determine repair responsibility and associated charges.
  • Perform rough carpentry such as framing, door installation, drywall, insulation, and structural repairs, as well as finish carpentry including trim work, cabinetry, flooring, and tile installation.
  • Complete electrical repairs and maintenance, including wiring, outlets, switches, circuit breakers, lighting fixtures, and related components.
  • Handle plumbing repairs and installations, including pipe repair, fixture replacement, drain clearing, and ensuring compliance with Housing Quality Standards.
  • Maintain, repair, or replace appliances and equipment such as furnaces, stoves, water heaters, smoke detectors, and similar systems.
  • Perform structural and exterior maintenance including work on stairways, roofing, masonry, concrete, fencing, doors, windows, and gutters.
  • Prepare surfaces for painting by patching, sanding, and removing graffiti as needed.
  • Conduct welding and metal fabrication using gas and electric welding equipment.
  • Operate a variety of maintenance and grounds equipment, including graders, backhoes, tractors, lawn tools, and snow removal equipment.
  • Manage snow and ice removal, including salting walkways, maintaining logs, and ensuring safe property access.
  • Perform light mechanical maintenance on vehicles and equipment as required.
  • Support custodial and groundskeeping needs, including cleaning dumpster areas, common spaces, and providing backup janitorial support when needed.
  • Respond to after-hours maintenance emergencies and participate in the on-call rotation.
  • Assist with unit turnovers, move-out cleanups, furniture moves, event setups, and special projects.
  • Perform tree trimming, coordinate and supervise pest control access, secure units after service, and ensure properties are left safe and compliant.


Qualifications:

  • Valid driverโ€™s license with a clean driving record.
  • Ability to work after-hours, weekends, and on-call as required.
  • Strong working knowledge of general maintenance practices across multiple trades.
  • Ability to work independently, prioritize tasks, and interact professionally with tenants, vendors, and staff.
