Opportunity

The Real Estate Syndication Director is responsible for developing, leading, and overseeing all aspects of the company's real estate syndication business and team. This includes but not limited to identifying potential investment properties, structuring syndication offerings, raising capital from investors in our ecosystem and community, managing investor relations, and ensuring compliance with all relevant regulations. The Director will work closely with internal teams and external partners to build our real estate syndication business and achieve the company's goals while delivering great results to our investors.

Responsibilities
  • Build the real estate syndication business and team as part of our ecosystem of businesses.
  • Identify and evaluate potential investment properties and operators that are suitable for syndication, considering market trends, financial viability, and potential returns.
  • Conduct thorough due diligence on potential acquisitions, including financial analysis, market research, and property inspections.
  • Structure the syndication offering, including determining the investment amounts, equity splits, preferred returns, and other financial terms.
  • Develop a comprehensive business plan for the real estate syndication business and each syndication, outlining the investment strategy, operational plans, and projected returns.
  • Coordinate with legal counsel to ensure all offering documents (e.g., Private Placement Memorandum - PPM, operating agreements) are legally sound and compliant with appropriate regulations.
  • Develop and execute strategies for raising capital from accredited and sophisticated investors within our ecosystem and community.
  • Build and maintain relationships with potential and existing investors.
  • Present investment opportunities to potential investors through presentations, meetings, and other communication channels.
  • Manage the investor onboarding process, ensuring all necessary documentation is completed.
  • Provide regular updates and reports to investors on the performance of their investments.
  • Address investor inquiries and concerns in a timely and professional manner.
  • Oversee the entire syndication process, from initial planning to the closing of the investment.
  • Coordinate with internal teams such as acquisitions, underwriting, and asset management to ensure a smooth and efficient process.
  • Manage the preparation and distribution of all syndication-related materials.
  • Ensure compliance with all applicable securities laws and regulations (e.g., Regulation D).
  • Work with marketing teams to develop marketing materials and strategies for syndication offerings.
  • Work with legal and compliance department to ensure full compliance and best practices.
  • Act as a liaison between investors and the asset management team, ensuring effective communication and alignment of interests.
  • Monitor the performance of syndicated properties and provide feedback to the asset management team.
  • Facilitate the distribution of cash flow and profits to investors according to the syndication agreement.
  • Manage the disposition process when the time comes to sell the property, ensuring optimal returns for investors.
  • Develop and implement the overall syndication strategy for the company, aligning with its broader investment objectives.
  • Stay up to date on market trends, regulations, and best practices in real estate syndication.
  • Deliver great results for investors.
Qualifications
  • A Bachelor's degree in real estate, finance, business administration, or a related field is generally required. A Master's degree (MBA, MS in Real Estate Finance) is often preferred.
  • A minimum of 5-10 years of progressive experience in real estate, with a significant focus on capital markets, investment sales, or real estate syndication. Experience in structuring and closing real estate transactions is essential.
  • A strong understanding of securities regulations, particularly those related to private placements (e.g., Regulation D). Familiarity with SEC filings (e.g., Form D) is crucial.
  • Excellent financial analysis and modeling skills, with the ability to underwrite real estate investments and structure complex financial offerings.
  • Proven ability to build and maintain strong relationships with investors. Excellent communication, presentation, and interpersonal skills are essential.
  • Networking Abilities: A well-established network of potential investors and industry contacts is highly beneficial.
  • Ability to work effectively with legal counsel and ensure compliance with all relevant laws and regulations.
  • Experience in developing and executing capital-raising strategies and marketing investment opportunities.
  • If managing a team, strong leadership, mentoring, and team-building skills are necessary.
  • A deep understanding of various commercial real estate asset classes and market dynamics.
  • Familiarity with financial modeling software (e.g., Excel) and CRM systems for managing investor relationships.
