Job description

Summary

We are seeking an experienced Project Superintendent to oversee Class A commercial office tenant improvement projects throughout Los Angeles and Orange County. This person will take ownership of day-to-day field operations, subcontractor coordination, scheduling, safety, quality control, and project completion.

The ideal candidate has a strong background in Class A commercial office tenant improvement and high-rise interior construction and understands the unique demands of sophisticated commercial interiors, including detailed finish work, MEP coordination, building and landlord requirements, tight schedules, and active client environments.

The Superintendent will serve as the primary field representative, working closely with Project Managers, clients, architects, designers, building management, subcontractors, vendors, and other project stakeholders to ensure projects are executed safely, efficiently, and to a high standard of quality.

This is a great opportunity for a Superintendent who takes pride in running an organized, safe, high-quality jobsite and wants to work with an established commercial construction team specializing in Class A office interiors.

Responsibilities
  • Manage and oversee daily field operations from project start through completion and closeout

  • Coordinate subcontractors, vendors, deliveries, inspections, site access, and building requirements

  • Review plans, specifications, shop drawings, finish schedules, and submittals to ensure proper installation

  • Develop, maintain, and communicate detailed project schedules

  • Conduct daily site walks and monitor workmanship, quality, safety, and progress

  • Lead subcontractor and foremen coordination meetings

  • Maintain accurate daily reports documenting manpower, deliveries, inspections, delays, changes, and site activity

  • Coordinate closely with Project Managers regarding RFIs, change orders, extra work, and project requirements

  • Work directly with clients, building managers, operating engineers, architects, designers, and engineers

  • Coordinate MEP trades and architectural finishes throughout the project

  • Coordinate landlord and base-building requirements with project teams and vendors

  • Coordinate inspections with applicable authorities having jurisdiction

  • Enforce company safety procedures and OSHA requirements

  • Ensure proper use of PPE and maintain a safe and organized jobsite

  • Identify and address potential schedule, quality, coordination, and constructability issues before they impact the project

  • Manage punch list, turnover, closeout, and final completion activities

  • Maintain jobsite organization and ensure materials and equipment are properly managed

  • Represent the company professionally with clients, subcontractors, vendors, building management, and other project stakeholders

  • Ensure projects are completed safely, on schedule, and to the required quality standards

Qualifications
  • 5+ years of experience as a Superintendent in commercial tenant improvement/interior construction

  • Strong experience with Class A commercial office tenant improvement projects

  • High-rise commercial office experience strongly preferred

  • Experience managing sophisticated commercial interiors with detailed architectural finishes and MEP coordination

  • Ability to read and interpret architectural and engineered plans, details, specifications, and finish schedules

  • Strong knowledge of commercial interior construction practices, including mechanical, electrical, plumbing, carpentry, and finishes

  • Thorough understanding of building codes, OSHA requirements, safety procedures, schedules, RFIs, submittals, inspections, and project documentation

  • Proven ability to coordinate and manage subcontractors and vendors

  • Strong understanding of landlord and base-building requirements

  • Strong communication, leadership, and organizational skills

  • Ability to work directly with clients, building management, architects, engineers, designers, and Project Managers

  • Proficiency with Microsoft Outlook, Excel, Word, and Adobe

  • Experience with Procore, PlanGrid, BIM, Bluebeam, or similar construction software preferred

  • OSHA-30, First Aid, and CPR certifications preferred

  • LEED accreditation is a plus

  • High school diploma or equivalent required; bachelor's degree or relevant certification preferred

Preferred Background

Candidates with a proven track record in Class A commercial office tenant improvement, high-rise interiors, and sophisticated commercial interior construction are strongly preferred.

Experience with commercial interiors contractors specializing in projects similar to those performed by Clune, Turelk, BCCI, HITT, Sierra Pacific, GCX, Taslimi, or Environmental Contracting would be highly relevant.

Candidates whose primary experience is in retail, hospitality, restaurants, tilt-ups, multifamily, or similar commercial sectors are not the target for this position.
