Summit Contracting Group, Inc. is currently looking for a PreConstruction Estimator. The PreConstruction Estimator balances cost, scheduling, and quality for high-profile multifamily projects. The expertise of Pre-Construction Services is critical to project success for Summit Contracting Group. These professionals work closely with clients, architects, subcontractors, and project management teams, from stages of early design through contract execution, to produce competitive estimates and set the project up for success. They build relationships with clients and subcontractors, evaluate bid documents, manage big requests, vigorously analyze subcontractor proposals and apply value engineering practices.


Essential Duties, Responsibilities and Functions include the following. Duties, responsibilities and activities may change or new ones may be assigned at any time with or without notice. This position will be responsible for evaluating bid specifications and drawings, ensuring all data is gathered to successfully bid and win construction projects. Responsible to send requests for proposals, track and aggressively follow up with subcontractors to ensure bids are received, reviewed thoroughly and analyzed in a timely manner. Local trade contractor market knowledge a plus. Estimator and Preconstruction Manager will work closely with Project Management and development teams. Estimator Responsibilities will include: Overseeing building permit application, tracking and issuance of permits. Estimators must have the ability to communicate and develop relationships with both our clients and our subcontractors. Prior field experience is required, it gives you the knowledge and understanding needed to efficiently read a set of plans and accurately prepare each bid proposal. Prepares and maintains status of plan reproduction.

  • Solicits and maintains communication with subcontractors and vendors
  • Collects, tracks and reviews subcontractor bid packages
  • Transmits addenda and other bid information to subcontractors
  • Ensures proper coverage from subcontractors
  • Performs material take-offs for all building materials purchased direct.
  • Prepares and maintains status of plan reproduction
  • Solicits and maintains communication with subcontractors and vendors
  • Collects, tracks and reviews subcontractor bid packages
  • Transmits addenda and other bid information to subcontractors
  • Ensures proper coverage from subcontractors
  • Performs material take-offs for all building materials purchased direct.
  • Submits 100% of bids and budgets by the bid deadline โ€” no exceptions
  • Has a thorough understanding of the scope for specific trades assigned
  • Develops RFIโ€™s and clarifications and ensure adequate subcontractor coverage and shows interest
  • Creates bid lists that fit scope of job, ensuring that we have the right subs for the project
  • Consistently follows up on submitted bids and budgets with Architect and/or Construction Manager to close business.
  • Review drawings with Project Management team and highlight areas of concern
  • Review job cost with Project Management team and highlight any subs/material vendors that still need to be awarded
  • Thoroughly checks requirements to buy the proper scope
  • Able to work hand in hand with our team to issue subcontracts in a timely manner to ensure release of materials
  • Ensures that subs are aware of (and commit to) the project schedule
  • Provide subs with as much information as possible (PM, Super, permit status, etc.)
  • Seeks and qualifies new subcontractors
  • Oversees multiple projects permit application submission, tracking and issuance of building permits.

Qualifications

Education, Experience and Preferred Qualifications include the following.

  • High school diploma or equivalent
  • Associates Degree is a plus
  • Field experience as a superintendent on a wood frame/apartment project
  • Strong written and verbal communication skills
  • Strong organizational skills
  • Strong time management skills
  • Ability to carry out instructions via written, oral form
  • Proficient in Microsoft Office, Procore, DocuSign and Email
  • Ability to multi-task and provide attention to detail
  • Ability to work independently, as part of a larger team
