Portfolio Performance Specialist

The Portfolio Performance Specialist provides support to the portfolio by providing coverage for staffing vacancies, triages poor-performing properties, and actively drives property performance by implementing training, tools, and systems that ensures the integration of best practices into the operation of the portfolio.


Essential Duties & Responsibilities

  • Assists Executive Vice President with special projects, including the following: Identify team challenges, critical properties, employee development needs, and skill gaps.
  • Helps support the implementation of strategies, programs, and initiatives that drive operational excellence and standardization onsite.
  • Gathers feedback and data to effectively evaluate the operating performance of onsite operations against established metrics.
  • Communicates with and supports the corporate operations team to resolve service and performance level issues, provide input for process improvement, and support strategic initiatives that enhance the overall effectiveness of onsite operations.
  • Assists with administrative paperwork within the resident lifecycle to include but not limited to move-in and move-out procedures, resident renewal processes, resident file audits, resident insurance audits, and other administrative tasks as necessary.
  • Promotes resident satisfaction and retention by responding to questions and requests in a timely manner and taking appropriate action to resolve and address resident account related issues.
  • Collaborates with the Marketing team to plan and execute events including, grand opening, milestone occupancy events and annual resident appreciation week.
  • Supports Regional operations team to gather relevant market data, identify competitive set and create market surveys for new acquisitions.
  • Completes various human resources, financial, administrative, and other reports and analysis, and performs other duties as assigned or as necessary.

Education & Experience

  • Prefer a minimum of high school degree.
  • Prior Assistant or Community Director experience is required.
  • Excellent written and verbal communication skills.
  • Computer software experience to include MS Word, MS Excel, MS Outlook, YARDI, and related is preferred.
  • Basic understanding of Landlord/Tenant laws and application, familiarity with state specific Lease and Addendums, Fair Housing/ADA regulations and application, OSHA &
    EPA requirements for property management industry.
