Job description

Position: Development Project Manager
Location: Hybrid - Southfield Michigan
Position Type: Full-Time, Exempt

As a fast-growing 7 Brew franchise group expanding across multiple states, development execution is critical to scaling intelligently and efficiently. Before a stand ever opens, strong development leadership ensures sites are viable, entitlements move efficiently, and projects are designed for operational success.
To do that, we need a Development Project Manager who not only manages projects - but drives the systems, coordination, and execution required to move projects from feasibility through permit-ready delivery.
This role is proactive, execution-focused, and systems-driven.
YOUR MISSION
Lead Brewtopia development projects from site feasibility through entitlement, design, permitting, and construction handoff:

Development performance is not reactive.
You own progress - feasibility, entitlement strategy, consultant coordination, design execution, and project readiness.
Requirements
Key Responsibilities
  • Manage assigned development projects from site approval through turnover, including feasibility, due diligence, entitlements, permitting, design, and construction handoff.
  • Lead the technical delivery of new 7 Brew stand development projects while ensuring alignment with company goals, brand standards, budgets, schedules, and operational requirements.
  • Coordinate and manage all project consultants and vendors, including civil, architectural, structural, MEP, building manufacturers, and other third-party partners.
  • Oversee due diligence activities, utility research, constructability reviews, pre-application meetings, and permitting strategies to proactively identify and mitigate project risks.
  • Develop, maintain, and communicate project schedules, milestones, budgets, cash flow forecasts, and pipeline reporting.
  • Coordinate with local municipalities, regulatory agencies, and Authorities Having Jurisdiction (AHJs) to obtain approvals and minimize project delays.
  • Manage entitlement and permitting processes, including submissions, agency reviews, public meetings, and regulatory compliance.
  • Resolve design conflicts, technical challenges, and field issues while supporting construction teams throughout project execution.
  • Collaborate closely with Real Estate, Construction, Operations, and executive leadership to ensure successful project delivery and operational readiness.
  • Translate technical project information into clear business updates, providing regular status reports, risk assessments, and recommendations to leadership.
  • Support construction administration activities, including change orders, pay application reviews, schedule updates, and quality assurance.
  • Continuously improve development processes, prototype plan sets, and project documentation to increase efficiency, reduce costs, and support scalable growth.
  • Maintain accurate project documentation and ensure compliance with internal governance, approval processes, and company standards.

Project Load
  • Approximately 45% of Michigan portfolio
  • Approximately 20 projects

Who You Are
  • Bachelor's degree in Engineering, Architecture, Construction Management, or related field (or equivalent experience)
  • 5+ years of progressive experience in real estate development and/or construction project management
  • Strong understanding of entitlements, permitting, design coordination, and construction administration
  • Proven ability to manage schedules, budgets, consultants, and cross-functional stakeholders
  • Ability to read and interpret plans, specifications, contracts, and basic financial models/pro formas
  • Proficient in AutoCAD, Bluebeam, Microsoft Excel, Word, PowerPoint, and project management software such as MS Project, Smartsheet, or Procore
  • Strong communication and leadership skills with the ability to work across municipalities, consultants, operations, and executive teams
  • Comfortable navigating ambiguity, solving problems proactively, and driving accountability
  • Valid driver's license and ability to travel to project sites as required

Preferred Qualifications
  • Professional certifications such as PMP, LEED, or CCM
  • Experience negotiating AIA or similar consultant and contractor agreements
  • Experience in QSR, retail, or multi-site development environments preferred
