Job description

About the Role

Professional Services Construction Inc. is hiring a Multifamily Reconstruction Superintendent to lead occupied multifamily rehab and renovation projects across Southern California. You will run the field — directing subcontractors, controlling schedule, enforcing quality and safety, and protecting residents and property while units, common areas, and exteriors are being rebuilt around them.

This role is best suited for a superintendent who has worked in occupied environments and understands the difference between ground-up and reconstruction: tighter logistics, resident communication, more coordination, and zero tolerance for surprises.

Key Responsibilities

•       Run the jobsite: Provide day-to-day field leadership across multiple buildings or unit phases. Maintain order, productivity, and a professional jobsite.

•       Schedule control: Build and maintain three-week lookaheads. Sequence trades around occupied units, tenant move-outs/move-ins, and property operations. Hit milestones.

•       Subcontractor management: Direct subs daily — verify manpower, monitor production, enforce scope, and hold them accountable for quality, safety, and cleanliness.

•       Quality control: Inspect work in progress and at completion. Maintain QC checklists, identify deficiencies early, and ensure work meets specs, plans, and property standards.

•       Safety: Enforce OSHA and company safety requirements. Conduct toolbox talks, daily safety checks, and weekly walks. Address hazards immediately.

•       Resident & property coordination: Coordinate with on-site property management on access, notices, parking, noise, work hours, and resident concerns. Keep occupied buildings clean and safe at all times.

•       Documentation: Maintain daily reports, photo logs, delivery logs, and inspection records in Smartsheet (or company platform). Submit accurate, on-time reporting to the PM.

•       RFIs, submittals & changes: Identify field issues early, generate RFIs, support submittal review, and flag any change-order conditions to the PM with documentation.

•       Inspections & sign-offs: Schedule and walk municipal, third-party, and property-management inspections. Drive units to completion and resident-ready turnover.

•       Punch & closeout: Manage punch lists, final walks, warranty items, and closeout documentation.

Required Qualifications

•       10+ years of superintendent experience in multifamily reconstruction, occupied renovation, capital improvements, or interior/exterior multifamily rehab.

•       Demonstrated experience working in occupied properties with active residents.

•       Strong knowledge of multifamily building systems — framing, drywall, paint, waterproofing, cabinetry, plumbing, electrical, HVAC, roofing, and exterior envelope.

•       Proven ability to manage multiple subcontractors and trades simultaneously.

•       Proficient with Smartsheet, Microsoft Excel, Microsoft Word, and basic plan-reading software (Bluebeam or equivalent).

•       Solid written and verbal communication skills — comfortable interacting with property managers, residents, owners, inspectors, and subcontractors.

•       Valid driver’s license and reliable vehicle; willing to travel daily between Orange County and project sites in Los Angeles or Ventura County.

•       OSHA 10 minimum (OSHA 30 preferred).

Preferred / Plus

•       Bilingual English/Spanish — strongly preferred for crew communication.

•       Experience with insurance-restoration workflows is a plus, but not required.

•       Experience with Procore, Sage, or similar construction management platforms.

•       Knowledge of California prevailing-wage requirements.

•       First Aid / CPR certification.

Work Schedule & Location

This is a full-time, field-based role. Primary work is in Orange County, with regular assignments in Los Angeles and Ventura Counties depending on the active project. Hours align with construction industry norms; early starts, occasional weekend coverage, and after-hours coordination with property management may be required to meet project demands.
