We're seeking a qualified, boots-on-the-ground Park Manager to help run the day-to-day operations of our mobile home park in Carson, WA. Training and guidance will be provided. The Park Manager is responsible for keeping the community maintained to a high standard of safety, habitability, and cleanliness, keeping tenants satisfied, and helping meet financial targets. Please read on for more details. This engagement should take approximately 10-25 hours per week.
Compensation:$1,500 Per month
Manage day-to-day operations of the park, including maintenance, leasing, and tenant relations
Attract tenants by advertising vacancies, obtaining referrals, explaining the advantages of the location and services, and showing units/lots
Oversee resident move-ins and move-outs — interview prospective tenants, complete applications, sign leases and community rules, and coordinate loan documents
Work with the Owner to develop and carry out marketing and leasing strategies that increase occupancy and revenue
Keep all tenant and property files current and compliant with state and federal regulations
Join the monthly rent reconciliation meeting with our bookkeeper, prepare late notices, and follow up on past-due balances
Conduct regular property inspections and send property videos to management to confirm cleanliness, safety, and compliance with health regulations
Respond promptly and professionally to tenant complaints and resolve issues as they arise
Coordinate and schedule maintenance workers and subcontractors for ongoing maintenance and capital improvement projects
Perform light maintenance — cleanup of common areas and vacant lots, and repairs on park-owned homes, buildings, and structures
Build and maintain positive relationships with tenants, community partners, and local officials
Prepare and submit regular reports to the Owner, including occupancy and maintenance reports
Keep accurate records and documentation for all property-related transactions and activities
2 years of property management experience (mobile home parks ideal)
High school diploma or equivalent (Bachelor's degree a plus)
Ability to live in the park, or currently live within 15 minutes of it
A working smartphone and a reliable car
Basic comfort with technology — Google Suite, email, Zoom, and the occasional phone app
Spanish-speaking ability (not required, but highly valued)
Strong people skills, comfort with basic paperwork, and a genuine desire to improve the community for all residents
Ability to lift up to 50 pounds
Ability to walk the property and climb stairs and ladders as needed
Ability to work in all weather conditions
