A day in the life
As an Investment Associate - Data Center Transactions, you will provide analytical and project management support to the Data Center Team for acquisitions, redevelopment, and development opportunities within the Central & East Regions. You will play a critical role in translating strategic direction into actionable outcomes, ensuring the seamless advancement of acquisitions, redevelopments, and new developments across the data center portfolio.
Key Responsibilities
  • Collaborate with the Data Center Investment Officer and their team to drive deal flow by identifying and developing data center opportunities, including green-field land acquisition, development, and value-add redevelopments.
  • Build and maintain key relationships with third-party vendors, including brokers, architects, contractors, and engineers, to facilitate the successful delivery of data center projects.
  • Identify, present, and assess new investment opportunities within the data center sector, with an emphasis on capitalizing on emerging trends to deliver industry-leading returns.
  • Lead the preparation of investment memos, feasibility studies, and other presentations for senior management and the Investment Committee.
  • Evaluate the value and potential of data center investments or development projects by creating and analyzing discounted cash flow models, proforma models, and other related financial analyses.
  • Manage and maintain proforma models for existing and future land banks designated for data center development.
  • Demonstrate willingness and capability to leverage emerging technology, automation, and AI tools to improve efficiency, quality, and speed. Exercises sound judgment, creative thinking, and accountability for outcomes.

Building Blocks for Success
Required:
  • 3+ years of relevant experience, preferably in the real estate or construction industry, with a focus on development, finance, or project management, particularly within the data center or industrial sectors.
  • Strong knowledge of financial and real estate concepts, such as joint venture partnerships, net present values, internal rates of return, and cap rates, as well as the ability to create and modify cash flow models (with and without debt financing, distribution waterfalls) using Argus and Microsoft Excel.
  • Experience in analyzing, interpreting, and creating real estate and construction documents, including but not limited to LOIs, RFPs, property offering memorandums, market reports, and contracts.
  • Ability to travel up to 25% domestically.

Preferred:
  • Bachelor's degree in Real Estate, Finance, Civil Engineering, Construction Management, or Economics; advanced degree a plus.
  • Familiarity with enterprise software platforms such as Yardi, Salesforce, PeopleSoft, and real estate research databases.
  • Knowledge of data center development considerations, including power and cooling infrastructure, sustainability standards, and client operational needs.
  • Highly organized, detail-oriented, and capable of managing multiple concurrent projects and deadlines.
  • Strong interpersonal and communication skills; able to effectively support cross-functional teams and represent initiatives to external stakeholders.

Hiring Salary Range of: $108,000 - $135,000. Salary and whole compensation package (bonus target) to be determined by the candidate's location, education, experience, knowledge, skills, and abilities, as well as internal equity and alignment with market data.
