Job Summary
A Pre-Construction Manager is responsible for overseeing negotiated contract projects from interview/procurement through guaranteed maximum price proposal
As a Pre-Construction Manager, You Will
Represent the firm at all necessary meetings and work sessions with the Architect, Owner, and consultants to gather and disseminate information on a project.
Develop overall project schedules, coordinating and integrating the Architect's design efforts with construction schedules.
Supervise and prepare preliminary budget estimates, schematic design cost estimates, design-development cost estimates, and guaranteed maximum price proposals, inclusive of value engineering.
Supervise and prepare proposals on negotiated, design-build contracts, and competitively bid contracts.
Lead multiple, simultaneous projects through preconstruction from Concept to GMP
Manage client and design team relationships for past, current and future work
Coordinate with operations teams to ensure estimates and assumptions meet project requirements
Develop conceptual Cost Models to assist owners and architects with preliminary planning
Proficient in all trade scope review and identifying high risk issues on projects
Develop accurate detailed estimates, including self-perform work, and identify appropriate trade contractors for projects
Effectively negotiate for win-win outcomes with internal and external clients
Solicit the services of qualified subcontract consultants and/or professional consultants as required to cost, schedule, and value engineer the mechanical and electrical systems and other highly technical and specialized systems.
Review drawings and specifications, as they are prepared, recommending alternative solutions wherever design details affect budget, construction feasibility or schedules.
Provide recommendations to the Owner and Architect regarding the division of work in the drawings and specifications to facilitate the bidding and awarding of subcontracts and supplier contracts and assist in coordinating with the Building Department and other local authorities having jurisdiction over a project.
Supplement the Project Manager in preparing bid packages, prequalification of subcontractors, subcontractor and vendor bid lists, invitations to bid, bidding instructions and bid forms, subcontractor pre-bid conferences, and negotiating and awarding subcontracts and purchase orders.
Supervise distribution of drawings, specifications, and addenda.
Advise the Vice President/General Manager, Director of Preconstruction Services and the Board of Directors on the status of services performed on each project.
Participate in presentations and interviews for procuring new negotiated work.
Prepare construction billing cash flow forecasts and updates.
Visit proposed manufacturing, fabrication, and testing facilities regardless of location to investigate production capabilities, quality of work and ability to deliver critical products to a project on time.

Qualifications

Minimum Requirements
6 years of experience with a general contractor/construction manager on commercial building projects greater than $5M in value
Bachelor's degree in one of the following: Construction Engineering, Civil Engineering, Construction Management, Architectural Engineering, or equivalent
