Job description

Role Summary 

The Senior Project Manager oversees complex construction projects and provides leadership in budgeting, scheduling, subcontractor negotiation, and billing accuracy. The role ensures project teams are aligned, risks are reduced, and all project requirements meet Koehn standards for quality, safety, client satisfaction, and operational efficiency. The Senior Project Manager supports project teams by driving accountability, helping to make high-level decisions, and maintaining client relationships. 

Core Responsibilities 

LMA 

  • Lead, manage, and hold Project Managers accountable for performance, priorities, and Koehn Way execution.  
  • Coach and develop PMs through regular performance reviews, feedback, training, and individual development plans.  
  • Monitor team capacity, assign projects appropriately, and address performance or staffing issues early.  
  • Build collaboration and accountability between PMs, Superintendents, Pre-Construction, Finance, and Pre-Con teams 

Large Budget Decisions 

  • Review and approve major project commitments, buyout decisions, contingency use, cost changes, and subcontractor selections within established authority limits.  
  • Evaluate major change orders, claims, back charges, write-offs, and other financial or contractual exposures.  
  • Ensure significant financial decisions protect project profitability, cash flow, client relationships, and Koehn’s contractual position.  
  • Identify financial risks early and lead corrective action or project recovery plans when performance declines. 

Project Portfolio Performance 

  • Own the financial, billing, quality, and client performance of the assigned project portfolio.  
  • Conduct regular portfolio reviews and ensure forecasts, projections, billing, change orders, and project documentation are complete and accurate.  
  • Identify underperforming projects early and hold PMs accountable for corrective action and recovery plans.  
  • Maintain executive-level client relationships and resolve escalated project issues.  
  • Ensure successful project startup, execution, turnover, closeout, and warranty transition. 

PM Process 

  • Ensure consistent execution of Koehn Way standards for cost control, forecasting, scheduling, billing, change management, documentation, and closeout.  
  • Audit project compliance and lead project startup, milestone, recovery, and closeout reviews.  
  • Train and coach PMs on required project controls, systems, and processes.  
  • Apply lessons learned and industry best practices to continuously improve Koehn Way standards, tools, and workflows.  
  • Ensure effective project turnover and coordination between Pre-Construction and Project Delivery. 
  • Primary Responsibility for project closeout activities 

Subcontractor/Vendor Relationships 

  • Build and maintain strategic relationships with key subcontractors and vendors. 
  • Evaluate trade-partner capacity, safety, quality, financial strength, schedule performance, and contractual compliance.  
  • Support subcontractor selection and ensure awards consider overall value, performance, and risk—not price alone.  
  • Lead resolution of significant performance issues, claims, defaults, scope of disputes, and back charges.  
  • Share trade-partner performance and market intelligence with pre-construction and project teams.

Qualifications 

  • Education/Experience: Bachelor's degree in construction management, Engineering, or a related field required, with eight (8) to ten (10) years of progressive experience managing complex commercial and industrial construction projects. 
  • End-to-end project ownership, including budget development, cost forecasting, margin protection, subcontractor procurement, change management, schedule control, and accountability for final project financial outcomes. 
  • Proven leadership of project teams, including mentoring Project Managers and coordinating effectively with Superintendents, Pre-Construction, Operations, and Finance. 
  • Demonstrated ability to manage owner, architect, engineer, and internal stakeholder relationships while protecting the Company’s position and long-term client partnerships. 
  • Sound judgment and decisive problem-solving in high-risk or ambiguous situations, with the ability to escalate appropriately and resolve issues independently when required. 
  • Strong Supervisory Skills and/or experience
