Position Summary
The Porter is responsible for maintaining the cleanliness, safety, and overall appearance of the community. This role plays a key part in ensuring strong curb appeal and a positive living environment for residents by supporting daily groundskeeping, cleaning, and property upkeep.
What You'll Do
Grounds & Property Upkeep
  • Maintain the overall cleanliness and appearance of the property
  • Inspect exterior grounds, breezeways, and buildings daily
  • Pick up trash and debris throughout the community
  • Operate trash compactor and manage waste areas
  • Sweep, blow, and/or pressure wash common areas, parking lots, and walkways
  • Keep storm drains and exterior areas free of debris
Curb Appeal & Maintenance Support
  • Maintain landscaping including watering plants, flowers, and shrubs
  • Assist with painting curbs, speed bumps, and other exterior touch-ups
  • Replace light bulbs and assist with minor maintenance tasks
  • Support maintenance team with unit turns and trash-outs
Amenity & Common Area Care
  • Clean and maintain clubhouse, office, and amenity spaces
  • Maintain pool area cleanliness and assist with pool upkeep
  • Track and maintain pool chemical logs in compliance with local requirements
  • Ensure all common areas are clean, organized, and resident-ready
Resident Experience
  • Deliver excellent customer service while interacting with residents
  • Support a clean, safe, and welcoming environment for all residents
  • Assist with posting notices, flyers, and community communications
Additional Responsibilities
  • Support property operations and special projects as needed
  • Perform other duties as assigned

Preferred Qualifications

  • Prior experience in groundskeeping, maintenance, or property support roles
Work Schedule
  • Primarily Monday-Friday
  • Extended hours, weekends, and on-call responsibilities may be required based on business needs
Physical Requirements
  • Ability to walk, stand, bend, and perform physical labor for extended periods
  • Ability to lift and carry up to 75 lbs. and push/pull up to 100 lbs. with assistance
  • Exposure to outdoor weather conditions and maintenance environments
  • Ability to safely operate tools and equipment required for the role
