Affinius Capital is seeking an Associate -or- Sr. Associate to join its Credit Investing team. The Credit platform is responsible for the origination, underwriting, execution, and asset management of commercial real estate debt and preferred equity investments secured by development, transitional, and stabilized properties across major U.S. markets.

This professional will be a core member of the investment team and will play a critical role across the full life cycle of transactions, including sourcing support, underwriting, diligence, structuring, closing, and ongoing portfolio management. The role offers broad exposure across Affinius Capital’s Credit platform and direct interaction with senior leadership, sponsors, intermediaries, and thirdparty advisors. The ideal candidate is clientfocused, hardworking, intellectually curious, and technically proficient, with strong credit judgment and a collaborative, executionoriented mindset.

Affinius Capital’s Credit platform manages over $9 billion of net asset value across 250+ investments. Since 2013, the firm has originated over $50 billion across 500+ transactions, spanning first mortgages, bridge loans, construction financing, mezzanine debt, and preferred equity.

Key Responsibilities

Investment Evaluation & Underwriting

  • Evaluate and underwrite new commercial real estate credit opportunities, including first mortgage loans, bridge financing, construction loans, mezzanine debt, and preferred equity
  • Perform holistic credit analysis of properties, business plans, sponsors, guarantors, and capital structures
  • Review and develop detailed financial models, stress tests, and sensitivity analyses
  • Provide thoughtful input on underwriting assumptions, risk factors, and downside protections

Investment Committee & Communications

  • Prepare and present clear, creditfocused investment memoranda and recommendations to the Investment Committee and senior leadership
  • Participate in discussions with deal teams to constructively evaluate risks and assist in executing wellunderwritten investments

Deal Execution & Diligence

  • Coordinate and manage due diligence processes, including appraisals, environmental, engineering, and other thirdparty reports
  • Assist in negotiating transaction structures, loan documents, and related agreements
  • Drive transaction execution by managing communication across internal teams, sponsors, legal counsel, and thirdparty service providers
  • Support closings and ensure completion of all internal and external documentation

Portfolio & Asset Management

  • Support portfolio surveillance and ongoing asset management, including performance monitoring, covenant compliance, and sponsor engagement
  • Assist with loan amendments, extensions, workouts, and restructurings as needed

Team Collaboration & Leadership

  • Work collaboratively with analysts and associates to uphold underwriting standards and best practices
  • Review junior team members’ analyses and materials and contribute to their development
  • Support senior team members across a wide range of creditrelated initiatives
  • Perform other essential duties, as assigned.

  • Bachelor’s degree in Finance, Real Estate, Economics, or a related field
  • 3+ years of experience in commercial real estate credit, underwriting, private equity, capital markets, or restructuring, with direct transaction execution exposure
  • Strong knowledge of commercial real estate markets, valuation methodologies, and loan structures across all major asset classes
  • Advanced financial modeling skills; Argus experience required
  • Solid working knowledge of commercial real estate loan documentation
  • Strong written and verbal communication skills, with the ability to interact effectively with senior professionals, clients, and counterparties
  • Highly detailoriented, organized, and capable of managing multiple transactions in a fastpaced environment
  • Proactive, intellectually curious, and motivated to expand responsibilities over time
  • Must be willing to work onsite
