Job Purpose: The Senior Project Manager position is directly responsible for managing multiple large-scale projects from inception through to completion and delivering each project on time and within budget. Assignments generally include preparing reports, maintaining records, securing vendor pricing, issuing formal purchase orders and subcontractors. The project manager is responsible for approving invoices, processing change orders, maintaining logs, and maintaining correspondence with owner representatives and James Lane Mechanical field professionals. The position requires the use of personal initiative and judgment in arranging job details to achieve objectives.


Primary Duties:



  • Responsible for Cost of Goods and material purchasing.

  • Maintains, and reviews all RFIs, submittals, substitution requests, change proposals, project schedules, project budgets, purchase orders, and invoices for multiple large-scale projects.

  • Responsible for project analysis to determine scope, cost, and scheduling requirements.

  • Primarily manages projects with a budget of $500,000+ and may manage projects below this amount.

  • Obtain permits from both General Contractors and local jurisdictions.

  • Arrange for returns of unused materials to vendors and ensures credit has been issued.

  • Obtain drawings from General Contractors or Owners and distribute to necessary personnel.

  • Request installation, operation, and maintenance manuals for all equipment pertaining to the project.

  • Collaborate with client, engineers, architects, etc. to determine specifications of projects.

  • Determine and define scope of work and deliverables.

  • Predict resources needed to complete project.

  • Draft and submit budget based on scope of work and resource requirements.

  • Manage costs in order to meet budget.

  • Provide direction over contracts and subcontracts.

  • Manage construction schedule and activities.

  • Provide guidance to laborers/mechanics as needed.

  • Ensure all construction documents are complete and accurate.

  • Issue progress updates as needed regarding costs and timelines.

  • Prepare monthly ECACs (Estimated Cost at Completion).

  • Ensure adherence to all health and safety standards.

  • Ensure work is done in compliance with all relevant building and safety codes.

  • Select, manage, and maintain subcontractor and supplier relationships.

  • Coordinate efforts across entire project between architects, designers, engineers, and subcontractors.

  • Assist with submittal development.

  • Accept responsibility for multiple projects simultaneously.

Education, Certificates, Licenses, Registrations:



  • Background in mechanical engineering is preferred.

  • Bachelorโ€™s degree in construction management or similar field experience.
