Job description

Harwood International is seeking an experienced and highly organized Project Manager to join our Development and Construction team. The Project Manager will oversee the planning, design, construction, and delivery of commercial real estate development projects, ensuring projects are completed on time, within budget, and to Harwood International's high standards for quality, design, and execution.
This position will work closely with senior leadership, architects, engineers, consultants, contractors, vendors, tenants, property management, and internal departments to successfully manage projects from initial planning through construction, closeout, and turnover.
The ideal candidate is a proactive problem solver with strong construction knowledge, financial acumen, communication skills, and the ability to manage multiple priorities in a fast-paced development environment.
Responsibilities
Project Planning & Development
  • Manage assigned commercial real estate projects from pre-construction through completion and turnover.
  • Assist with project feasibility, budgeting, scheduling, and overall project planning.
  • Coordinate with architects, engineers, consultants, contractors, and other project stakeholders.
  • Review project scope, design documents, specifications, schedules, and budgets.
  • Participate in design development and value-engineering efforts to ensure project objectives are achieved.
  • Identify project risks and develop solutions to address potential schedule, budget, or quality issues.

Construction Management
  • Provide day-to-day oversight of construction activities and serve as a primary point of contact for project-related matters.
  • Monitor contractor performance, project progress, schedule, quality, and compliance with approved plans and specifications.
  • Conduct and participate in project meetings, site walks, inspections, and coordination meetings.
  • Review construction schedules and monitor progress against established milestones.
  • Coordinate resolution of field conditions, design issues, RFIs, submittals, and other construction-related matters.
  • Review and track change orders, proposals, pay applications, and project costs.
  • Ensure construction activities are coordinated with building operations, tenants, property management, and other stakeholders.
  • Maintain a strong focus on quality control, safety, and adherence to project requirements.

Budget & Financial Management
  • Develop and maintain project budgets in coordination with senior leadership and the finance team.
  • Monitor project expenditures, commitments, forecasts, and remaining costs.
  • Review contractor and consultant invoices for accuracy and compliance with contract terms.
  • Track change orders and maintain accurate documentation of project costs.
  • Identify budget variances and communicate financial risks to project leadership.
  • Assist with monthly project reporting and forecasting.

Design & Consultant Coordination
  • Manage communication and coordination among architects, engineers, interior designers, consultants, contractors, and ownership.
  • Review drawings and specifications for coordination, constructability, and alignment with project objectives.
  • Track design deliverables and approvals to maintain the project schedule.
  • Coordinate responses to RFIs, submittals, and design changes.
  • Help ensure the final project reflects Harwood International's standards for design, quality, and functionality.

Project Administration
  • Maintain organized and accurate project documentation throughout the project lifecycle.
  • Prepare project status reports, schedules, budgets, meeting agendas, and action-item logs.
  • Track project milestones, approvals, contracts, permits, and deliverables.
  • Coordinate project closeout, punch lists, warranties, as-built documentation, and turnover.
  • Maintain strong communication with internal and external stakeholders.
  • Ensure project decisions and approvals are properly documented.

Qualifications
  • Bachelor's degree in Construction Management, Architecture, Engineering, Real Estate, Business, or a related field preferred.
  • 5+ years of experience in commercial construction, real estate development, architecture, engineering, or a related field.
  • Experience managing commercial real estate construction or development projects.
  • Strong understanding of construction processes, contracts, schedules, budgets, and project controls.
  • Ability to read and interpret architectural, engineering, and construction documents.
  • Strong financial and analytical skills with the ability to understand project budgets and cost reports.
  • Excellent written and verbal communication skills.
  • Strong organizational and time-management skills.
  • Ability to manage multiple projects, deadlines, and competing priorities.
  • Proficiency with Microsoft Office, including Excel, Word, Outlook, and PowerPoint.
  • Experience with project management and construction software preferred.

Preferred Experience
  • Experience with Class A commercial office, mixed-use, hospitality, or high-end development projects.
  • Experience working for a commercial real estate developer or owner.
  • Experience managing projects through all phases of development and construction.
  • Knowledge of Dallas-area construction practices, permitting, and development processes.
  • Experience working directly with general contractors, architects, engineers, and consultants.
  • Familiarity with project management software and financial reporting systems.
