Job description

NM Residential is seeking an experienced Lead Maintenance professional to join our dynamic team at our beautiful apartment community, Venice Isles Luxury Apartments.

Along with the Property Manager, the Lead Maintenance is responsible for overseeing the physical assets, general maintenance repairs, apartment make-readies, preventive maintenance, and construction or rehabilitation projects for the apartment community.

Key Responsibilities

  • Supervise and support on-site maintenance staff, including scheduling, work assignments, and day-to-day guidance, under the direction of the Property Manager
  • Coordinate apartment make-ready activities, service requests, and maintenance priorities to ensuretimelycompletion and readiness for occupancy
  • Work closely with the Property Manager and office team on unit walks, inspections, move-ins, and move-outs
  • Perform and oversee repairs to appliances, plumbing, HVAC, electrical, and general building systems
  • Monitor work quality, reduce callbacks, and ensure repairs are completed correctly and safely
  • Maintain maintenance supply inventory andassistwith budget monitoring; obtain approval for major or unbudgeted purchases
  • Conduct regular property inspections toidentifymaintenance needs, safety hazards, and preventive maintenance opportunities
  • Ensure cleanliness of work areas and proper removal of trash and debris during make-ready activities
  • Train and mentor maintenance staff and provide input on performance, development, and corrective action as needed
  • Coordinate preventive maintenance programs and complete required safety audits
    Perform other duties as assigned by management

Technical Maintenance Responsibilities

  • Appliance Repair – Troubleshooting and repair of washers/dryers, pumps, transmissions, and water heaters
  • Carpentry – Cabinetry, door hardware, hinges, drywall repair/replacement,windowand shelving installation
  • Electrical – Replace outlets, switches, fixtures, circuit breakers, photocells, and ballasts; use test equipment safely
  • HVAC – Filter changes, coil cleaning, pump replacement, troubleshooting via schematics and wiring diagrams; EPA certificationrequired
  • Plumbing – Repairs on copper, PVC, and CPVC; toilets, fixtures, valves, water heaters; use of electric auger or snake
  • Pool/Spa Care – Filter cleaning, chemical testing, pump/motor repair,safetyand signage compliance


Schedule

• Monday through Friday, 8-hour shift
• On-call rotation required for emergencies

Qualifications

  • Education: High School Diploma or GED (required)
  • EPA Universal Certification (Required)
  • Experience:
  • Minimum of 5 years of maintenance experience (required)
  • Minimum of 3 years of maintenance supervisor or lead role experience (required)
