About the Team

SMRT's Engineering group brings together HVAC, plumbing, fire protection, process, and commissioning professionals who partner closely with architectural, structural, electrical, site, and interiors teams from day one. Our commissioning practice plays a critical role in ensuring buildings operate as intended - supporting carbon reduction, resiliency, and occupant wellness while delivering real value to our clients.

The Opportunity

We are seeking a Commissioning Agent to join our Engineering group. This role is ideal for an experienced commissioning professional who enjoys taking ownership of their work, collaborating across disciplines, and solving complex building performance challenges from design through construction and closeout.

This is a full-time position with the opportunity to work independently or remotely from our offices in Portland, ME or Andover, MA, depending on experience and location.


What You'll Do

Prepare commissioning plans, specifications, and related documentation in alignment with firm standards and project goals.

Interpret commissioning scopes, drawings, specifications, and submittals to ensure accurate execution of services.

Plan, witness, direct, and document field commissioning activities, including construction observations, pre-functional verification, system start-up, functional performance testing, and closeout.

Review and interpret Testing, Adjusting, and Balancing (TAB) data to evaluate system performance and identify deficiencies.

Identify potential risks, coordination challenges, or scheduling conflicts and proactively communicate solutions to project teams and clients.


Lead on-site commissioning meetings, document discussions, and track action items through resolution.

Author clear, well-organized commissioning reports and closeout deliverables.

Manage assigned work within budgeted hours while adapting to construction schedules and field conditions.

Collaborate closely with mechanical, electrical, architectural, and specialty disciplines to support integrated project delivery.

Provide technical input for proposals, presentations, interviews, and client-facing discussions as requested.

Support knowledge sharing and team development by mentoring less-experienced staff when appropriate.

Requirements

What We're Looking For

  • Associates Degree in Mechanical, Architectural, or related Engineering or Engineering Technology program from an NAAB certified institution

OR

  • Minimum of 4 years of experience in commissioning or closely related building systems work.
  • Hands-on knowledge of HVAC systems and building systems, including controls, energy management systems, power, lighting, fire protection, and associated software and protocols.
  • Understanding of commissioning, re-commissioning, and retro-commissioning processes.
  • Working knowledge of construction practices, drawings, specifications, codes, and industry standards.
  • Ability to work independently while collaborating effectively within multidisciplinary teams.
  • Strong analytical, organizational, and problem-solving skills.
  • Clear, professional written and verbal communication skills, with the ability to adapt to different audiences.
  • Proficiency with Microsoft Word, Excel, Teams, and Outlook.
  • Willingness to travel to project sites and adjust work hours as needed to support construction schedules.

Nice to Have

  • Commissioning certification such as BCA, NEBB, or ACG.
  • Bachelor's degree in Mechanical Engineering, Electrical Engineering, Engineering Technology, Building management or a related field.
  • OSHA 10 certification (or willingness to obtain).
  • Building management controls experience a big plus.
