Job Description: Operations Manager

(Hybrid)

Location: Hybrid – Woodstock, GA & Surrounding Metro Atlanta Area (Remote office

days + local field work)

Position Type: Full-Time, 40+ hours/week

dedicated to providing exceptional service to our property owners and residents. We

rely on clear processes, modern software systems, and strong leadership to manage

our portfolio effectively. We are seeking a highly organized, accountable, and proactive

Operations Manager to lead our day-to-day property operations, optimize our

processes, and support our team.

Position Overview

The Operations Manager is a critical leadership role responsible for the seamless

execution of our core property management lifecycles—from leasing and renewals to

turns, inspections, and delinquency. This hybrid position combines high-level process

oversight and remote team management with hands-on field operations, including

regular property inspections. The ideal candidate is an analytical problem-solver who

can handle difficult situations with poise, push projects across the finish line, and

constantly look for ways to make our operations run smoother.

Key Responsibilities

Core Operational Oversight:

o Oversee and manage vital property lifecycles: lease renewals, tenant

move-ins/move-outs, vendor onboarding, and the leasing process. Step in

directly to assist or troubleshoot when necessary.

o Track and maintain the periodic inspection schedule to ensure every

property in the portfolio is evaluated on a regular basis.

Financial Oversight & Delinquency Management:

o Oversee the timely collection of rent and aggressively manage the

delinquency process.

o Deal directly with outstanding tenant balances and navigate the eviction

process when necessary.

Field Inspections & Project Management:

o Conduct physical on-site inspections of vacant and turning properties

every 7–10 days using zInspector.

o Keep property "turn" projects running smoothly, proactively staying on top

of turn work progress, and aggressively pushing vendors/contractors when

necessary to minimize vacancy times.

o Coordinate and execute all follow-up action items, work orders, and

maintenance requests generated from field inspection findings.• Communication & Collaboration:

o Communicate effectively, clearly, and professionally with property owners,

tenants, and vendors regarding operational processes, updates, and

issues.

o Serve as a primary resource for team members; remain available for

questions, offer training, and step in to assist with additional

responsibilities as the business requires.

Meetings & Team Alignment:

o Participate in and be willing/able to lead recurring structural meetings,

including:

§ Weekly alignment meetings with the Leasing Coordinator.

§ Biweekly strategy meetings with the Managing Broker.

§ Biweekly all-staff meetings with the full team.

Process Optimization & Data Tracking:

o Keep all process documentation, operational notes, and tracking

spreadsheets meticulously updated.

o Consistently evaluate existing company workflows for efficiency gaps,

proposing and implementing updates to help the business run more

effectively.

Key Software Stack

The Operations Manager will work extensively across our fully integrated tech stack.

Daily proficiency or a strong ability to master these tools quickly is required:

Property Management & CRM: Buildium, LeadSimple, PropertyMeld

Inspections & Screening: zInspector, Findigs

Business Operations & Communication: Ninety.io, Outlook Suite, Excel /

Google Sheets

Necessary Traits & Qualifications

Organized & Detail-Oriented: Exceptional organizational skills with the ability to

flawlessly.

tenant and owner client conversations, and collection conflicts calmly,

professionally, and assertively without taking things personally.

Customer Service Mindset: A commitment to delivering professional, solutions-

oriented service to owners and tenants alike.

Well-Spoken & Articulate: Strong written and verbal communication skills;

capable of commanding authority with vendors while maintaining a professional

partnership with owners.

Accountable: A high degree of personal ownership. You do what you say you

are going to do and hold vendors and team members to that same standard.

Logistics Requirements: Must have a reliable vehicle to conduct field

inspections every 7–10 days around the local area, as well as a steady, high-

speed internet connection for remote work days to support VOIP phones, video

meetings, and cloud-based tasks.What We Offer
