Lead the Operations That Keep Our Community at Its Best

Integrated Real Estate Group (IREG) is seeking an experienced Director of Property Maintenance at Watercrest at Shadow Creek Ranch to lead all maintenance operations for one of our senior living communities. This role is responsible for preserving the safety, appearance, and functionality of the community while leading a maintenance team dedicated to delivering an exceptional living experience for our residents.

As the Director of Property Maintenance, you will oversee preventive maintenance programs, capital and repair projects, vendor relationships, regulatory compliance, and daily maintenance operations. This is a hands-on leadership position that balances strategic planning with day-to-day operational execution.

Key Responsibilities Maintenance & Property Operations
  • Direct all daily maintenance operations for the community, including preventive maintenance, repairs, inspections, and emergency response.
  • Maintain the community, grounds, apartments, and common areas to the highest operational and aesthetic standards.
  • Oversee apartment turns, ensuring residences are move-in ready on schedule.
Building Systems
  • Oversee maintenance and repair of HVAC, plumbing, electrical, mechanical, carpentry, irrigation, pool, and building systems.
  • Coordinate inspections and maintenance of life safety systems, including fire alarms, sprinkler systems, elevators, generators, and emergency equipment.
  • Troubleshoot complex maintenance issues and coordinate specialty repairs with approved vendors.
Leadership & Team Development
  • Lead, coach, and develop the maintenance team while fostering a culture of accountability, safety, and exceptional customer service.
  • Prioritize work orders and assign daily responsibilities to ensure timely completion.
  • Participate in hiring, onboarding, scheduling, performance management, and ongoing team development.
  • Participate in an on-call rotation to support emergency maintenance needs.
Vendor & Project Management
  • Manage vendor relationships and oversee contractor performance for specialized services and capital improvement projects.
  • Maintain maintenance inventory, equipment, tools, and supply levels.
  • Coordinate purchasing and procurement to support efficient community operations.
Budget & Compliance
  • Assist in developing and managing the maintenance operating budget.
  • Monitor expenses while identifying opportunities to improve efficiency and reduce operating costs.
  • Ensure compliance with OSHA standards, life safety regulations, company policies, and applicable local, state, and federal requirements.
  • Maintain accurate maintenance records, inspections, work orders, and regulatory documentation.
Qualifications Required
  • High school diploma or GED.
  • Three or more years of maintenance leadership experience in senior living, multifamily, hospitality, healthcare, or commercial property management.
  • Strong working knowledge of HVAC, plumbing, electrical, mechanical, carpentry, and general building maintenance.
  • Experience leading maintenance teams and managing outside vendors.
  • Excellent organizational, problem‑solving, and communication skills.
Preferred
  • Associate degree or vocational training in HVAC, electrical, mechanical systems, refrigeration, plumbing, engineering technology, or a related trade.
  • EPA/HVAC Certification.
  • Certified Pool Operator (CPO) certification.
  • Additional trade certifications are a plus.
  • Experience with life safety systems and regulatory compliance within senior living or healthcare environments.
