Job description

At AMH, our goal is to simplify the experience of leasing a home through professional management and maintenance support, so our residents can focus on what really matters to them, wherever they are in life.
The Revenue Manager is responsible for managing home, submarket, and market pricing to achieve an optimal balance between occupancy and rent, ultimately driving revenue maximization within a designated region. Collaborates closely with key stakeholders such as the Regional Vice Presidents (RVP), District Managers, and Leasing Managers to develop and execute effective pricing strategies. Responsible for utilizing advanced business intelligence platforms to make informed, data-driven decisions on factors impacting revenue and profitability. Manages critical aspects such as renewal rates, lease expirations, lease terms, and strategic capital expenditures to enhance asset level performance including renewal rates, lease expirations, lease terms, and revenue enhancing capital expenditures. Actively participates in the comprehensive development of the pricing and revenue management platform which involves constructing and refining a proprietary dynamic pricing system tailored to the company's needs and market conditions.
Responsibilities:
  • Collaboratively sets pricing strategy for the assigned region and executes said strategy by utilizing proprietary pricing tools, Power BI, and Tableau business intelligence software. Optimizes revenue performance by balancing data driven decision making with critical feedback from their operational partners
  • Interacts with key stakeholders across the marketing and leasing process, including attending and facilitating meetings. Shares knowledge and incorporates feedback into pricing workflows, strategies, and execution.
  • Manages crucial key performance indicators (KPIs) such as renewal and re-leasing rent growth, days on market, and net absorption to achieve company directives.
  • Serves as the subject matter expert (SME) for analytical support, both internal and across other departments when it comes to top-line revenue.
  • Contributes to the continued development of the company's pricing and revenue management platform which includes the construction of proprietary software and/or processes aimed at enhancing our same home revenue and supporting our growth strategy.
  • Creates, evaluates, and disseminates reporting package that monitors leasing performance, inventory balances, pricing anomalies, and renewal performance in a way that provides value to senior leadership through recommendations.

Requirements:
  • Bachelor's degree in Economics, Finance, Engineering, Statistics, Applied Mathematics, or other related field or equivalent experience required
  • Minimum of three (3) years of direct Pricing/Revenue Management experience in one of the following industries (or related) required: single-family rentals, multi-family rentals, airlines, hospitality, casinos, cruise lines, car rentals
  • Experience administering professional pricing and revenue management software preferred
  • Advanced knowledge of Microsoft Office (Excel, Outlook, Word) required
  • Intermediate knowledge of Tableau (or similar BI platform) preferred
  • Excellent verbal and written communication, leadership, problem-solving and analytical skills.
  • Strong relationship management, negotiation, people management, employee development and conflict resolution skills
  • Insatiable intellectual curiosity, creativity, and drive to innovate

Compensation
The anticipated pay range/scale for this position is $80,155.00 to $100,182.00 Annually. Actual starting base pay within this range will depend on factors including geographic location, education, training, skills, and relevant experience.
Additional Compensation
This position is eligible to receive a discretionary annual bonus.
